HomeMy WebLinkAboutMULBERRY LEMAY CROSSINGS, LOT ONE, FILING ONE - FINAL PUD - 36-96D - CORRESPONDENCE -Commu. .y Planning and Environmental _vices Current Planning News Release City of Fort Collins For Immediate Release: January 13, 2000 Wal-Mart Final Plan Goes Before P & Z A portion of the Mulberry-Lemay Crossings development proposal (Final P.U.D.), which contains plans for a nearly 200,000 square foot Wal-Mart store, is scheduled for a public hearing before the City of Fort Collins Planning & Zoning Board on Thursday, January 20, 2000 at 6:30 p.m., City Council Chambers, City Ball, 300 Laporte Avenue, Fort Collins, CO. The project is located on the east side of Lemay Avenue near Mulberry Street, between Lincoln Avenue and Magnolia Street (emended). The first phase of the plan covers nearly 21 acres of a 43-acre land parcel designated as a community/regional shopping center. In addition to the Wal-Mart building, the proposal also includes plans for two new public streets. Earlier, the proposal's Preliminary Plan met with strong community sentiment. Opponents' concerns centered on increased traffic and impacts to the nearby Poudre River corridor. Supporters of the proposal cited the need for more retail shopping options in the northern part of Fort Collins. The project was denied in November, 1998 by the Planning and Zoning Board on a 4-3 vote. That action was appealed to City Council, which upheld the Board's decision. Later, an initiative put the proposal to a citizen vote for the April, 1999 ballot. The measure passed, giving preliminary approval to the Mulberry-Lemay Crossing's initial Filing. The project is still required to meet six conditions originally set forth by the City's reviewing staff members. Those stipulations generally called for more detail during Final Plan submission. Due to the project's proximity to State Highway 14, also known as Mulberry Street, approval by the Colorado State Department of Transportation (CDOT) is also needed. In regard to the overall site plan and layout for the proposal's Final Plan, there are "no significant changes", said Ted Shepard, Project Planner, City of Fort Collins. "The plan is now refined, with the appropriate level of architectural, landscaping, and construction detail included." Citizens are encouraged to learn more about the current project and to provide input to the Current Planning Department or at the Planning and Zoning Board hearing.
