City of Fort Collins PROJECT DATE: APPLICANT: Community Planning and Environmental Services Current Planning NEIGHBORHOOD INFORMATION MEETING MINUTES Parkway Townhomes PUD February 15, 1996 Larry Dunn, The Resource Assistance Center (TRAC) CITY PLANNER: Steve Olt The potential developer is proposing a permanently "affordable" multi -family housing project located on the west side of the existing JFK Parkway, south of Troutman Parkway, east of South College Avenue, west of Boardwalk Drive, and north of East Harmony Road. The proposal is for 12 townhome units on approximately 1.7 acres, for a gross residential density of 7.1 dwelling units per acre. The Larimer Canal No. 2 runs along the northwest property line and the Pavilion Shopping Center is to the north and west of the property. There is vacant land to the south and east. QUESTIONS, CONCERNS, COMMENTS 1. Comment: We own property to the south. This area is basically commercial and retail in nature and it seems odd to put a small 1.6 acre, 12 dwelling unit residential project in this area. 2. Comment: There will be lots of kids in this area and the safety factor relating to the streets and ditch is of concern. 3. Comment: We would like to offer a swap with you to get this project into a more conducive area, more residential, near the existing City park (Landings Park). 4. Comment: We have well-behaved children that have been taught to stay away from dangerous areas such as streets, ditches, etc. 5. Comment: We would have to look at the cost of infrastructure to your property if there were to be a land swap. The street and utilities are already to this property. 281 North College Avenue • P.O.
