The applicant, The Resource Assistance Center (TRAC), is proposing to develop a townhome project to be known as the Parkway Townhomes Planned Unit Development (PUD). This would be a 12 living unit project consisting of a mix of 3-bedroom and 4-bedroom units and a community center. The property is approximately 1.6 acres in size and is located on the west side of JFK Parkway, south of Troutman Parkway, and just south of Pedersen's Auto Sales. The residential density of the proposed project would be about 7.5 dwelling units per acre (as a comparison, the Somerset Apartments PUD, to the east of this property, are built at about 20 dwelling units per acre). The purpose of this meeting on February 15th is to give all participants the opportunity to ask questions of the applicant and express their concerns in an informal setting. No formal development review request has been made to the City at this time and no decisions will result from this meeting. A representative of the City Planning Department will be present to respond to questions about City policies and regulations and to take minutes of the meeting. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
