The building materials, roof types, pitches, roofing materials and building heights have been added to the elevation drawing. 2. The scale of the elevation drawing has been indicated. 3. The garage recess has been indicated. Iv OTHER REVIEWING DEPARTMKgTS A. Engineering 1. Refer to enclosed letter addressing comments. B. Zoning 1. Lots 11, 12 and 13 are to have direct driveway access to West Plum Street. No fences are anticipated along West Plum Street. 2. The side yard setback has been changed to be a minimum of five (5) feet from the side property line and a minimum of ten (10) feet between structures. 3. Corner lot side setbacks have been indicated in the Site Data. 4. Street trees are to be retained on the individual lots. C. Building Inspection 1. The side yard setbacks have been revised to be a minimum of five (5) feet from the side property line and a minimum of ten (10) feet between structures. D. Public Service Company 1. The notation has been added to the Landscape Plan to reflect that no trees are to be located within four (4) feet of a natural gas line. E. Cable Television (TCI of Fort Collins) 1. Easements have been labeled on the plat. F. Water and wastewater 1. Refer to enclosed letter addressing comments. Page 2 July 1, 1996 Project No. PLA - 195 - 96 West Plum Street - P.U.D. 7. No additional fencing is proposed along the westerly boundary of the site. A detail has been added to the Landscape Plan to depict the type of fence to be placed along the southerly boundary. This fence will match the existing fencing along the eastern boundary of the site. 8. Tract A has been retitled to indicate that it is intended for "Future Development" and is not a part of the P.U.D. 9. The front lot utility easements have been changed to indicate that they are to be nine (9) feet wide. 10. The elevations depict a change in facade for the same basic structure. 11. Building envelopes have been shown on the site plan. B. Land Use Breakdown 1. The site plan has been revised to reflect a single "Land Use Breakdown" section. 2. The reference to "Proposed Rezoning" has been removed from the plan. 3. The plan meets or exceeds the solar orientation requirement. II. LANDSCAPE PLAN 1. The four (4) foot wide area between the back of Sidewalk and the street right- of-way line is the area in which the electric and natural gas utility lines will be placed. The utility locations have been considered in placing the trees. The added grouping of open space will provide for additional trees. 2. The plan that allowed detached walks to be considered had mainly rear yards along Plum Street. These are now being considered as either front or side yards. There is not sufficient width within the existing street right-of- way to allow for the placement of a detached walk. Additional street trees have been considered in this area. 3. A key and legend have been added to the Landscape Plan. 4. A water usage breakdown has been added to the plan. 5. The "Smooth Brome" is a variety that has been specified by the Stormwater Utility. 6. The planting chart has been broken down according to your request. 7. The siting of trees on the plan has been corrected to reflect the notation of the distance between the trees. Box 580 Fort Collins, Colorado 80522-0580 Re: West Plum Street - P.U.D., Preliminary/Final (#10-96A) Dear Mr. Haas, Plan revisions have been made based upon staff review comments. The following identifies the revisions that have been made or provides the reasoning for retaining the original plan. 1. SITE PLAN A. Plan 1. The conceptual house design has been modified to indicate that the garages are to be recessed a minimum of five (5) feet from the front entry structure. The site plan has been revised to provide some variation in the driveway locations. There are physical restrictions that have been considered in the location of the driveways. The driveway for Lot 1 has been placed as far away from the intersection of Plum Street and Pear Street as possible to avoid conflicting traffic movements. The location of the driveway on Lot 2 has been shifted to the northerly side of the lot to avoid a conflict with the drainage cross -pan that is to be located at the South side of the lot. The driveway on Lot 3 has likewise been shifted to the South side of the lot in order to avoid a conflict with the cross -pan. The remaining driveways have been grouped to incorporate the greatest amount of open area in the front yards between the driveways. 2. The garage doors are to be setback a minimum of twenty (20) feet in all cases. The plan has been revised and the setback notation made. 3. A Property Description has been added to the site plan. 4. General Notes have been added to the site plan. 5. Development advertising signs are to be placed at the Southeast corner of Pear and Plum and at the Northwest corner of the undeveloped tract. These are indicated on the site plan and Landscape Plan. 6. We have asked Mr. Mitzelfeld for the pedestrian easement across his property. He has refused.
