location of the existing curbstop and future water meter.
7. The site has mature trees and newly planted trees from the intersection project. The south
elevation of the house, however, looks barren and would benefit from a row of shrubs to cover
the dirt and provide a screen for the foundation. Please add a shrub bed to cover this area.
Shrubs should be a minimum of five gallon in size and should be planted at intervals to cover the
foundation with a few years of growth. Please note the type, size, and quantity of shrubs on the
site plan.
8. Please submit three revised sitellandscape plans on 24" x 36" sheets
This concludes Staff comments at this time. In order to stay on schedule for the June 24, 1996
Planning and Zoning Board meeting, please note the following deadlines:
Plan revisions (3 sheets) are due June 5, 1996.
P.M.T.'s, 10 prints, colored rendering are due June 17, 1996.

Staff has reviewed the request for a P.U.D. to convert the residence at 1435 South College
Avenue into an office and offers the following comments:
1. The Engineering Department has concerns about the condition of the alley. Comments
from Engineering have been forwarded to you under separate cover. .
The P.U.D. is being processed under the assumption that the office use will be for a professional
office that does not generate any more trips than the current rental situation. This means a
professional office for accounting, insurance, or other similar low intensity office use.
A medical, chiropractic, or dental office would generate more traffic and would trigger the paving
of the alley and parking lot.
The P.U.D. site plan should state that the proposed land use is for a "Low Intensity Professional
Office." Also, the site plan should list the allowable uses under this category. Further, the site
plan should state that medical, dental, or chiropractic offices are not allowed.
2. The concrete walk on the north side of the property should be designated as a handicap
ramp and discontinued as a driveway. The northerly parking stall should be dedicated as the
handicap parking stall.
3. Please add dimensions to the parking lot so that non -handicap parking stalls measure 9' x
20.
4. Please show the dimensions of the building envelope and setbacks from the property lines.
5. Handicap access should be provided to and throughout the office, including accessible
toilets for employees and customers. The conversion to office must be approved by the Building
Inspection Division in the form of an new Certificate of Occupancy. A new C.O. can only be
issued after an approval by the Planning and Zoning Board. Please contact Sharon Getz for full
