Please calculate the S.I.D. fee for this proposed development, and include a statement along with documentation in the drainage report. The fee must be paid prior to receiving building permits. 2. Please revise the detention pond outlet design. 1 larger orifice should be placed at the most downstream pipe, instead of orifices for each inlet. This single orifice would not clog as much as the several small orifices. 3. The finished floor for the proposed commercial buildings on lots 3 & 4 must have 1' of freeboard above the high water line of the detention ponds. 4. Please revise the erosion control escrow as silt fence should be estimated at $2/ft. 5.. Please provide drainage easements by separte document for all of the detention ponds prior to mylar submittal. Parking and access aisles shall comply with ANSI A117.1-1992 with slopes no greater than 1:50 in any direction. e. The proposed buildings shall be designed to comply with the Fort Collins Nonresidential Energy Code (ASHRAE 90.1 with local amendments). 7. TCl of Fort Collins requests that the applicant submit a Plat for review. 8. The Poudre Fire Authority states that the building must be equipped with a fire sprinkler system and a fire alarm system. 9. Comments from the Stormwater Utility are attached. 10. Comments from the Engineering Department are attached. 11. The Current Planning Department offers the following comments: a. The Planning and Zoning Board will only be considering a Preliminary PUD , application for Phases 1 and 2 on August 26. Please revise all plans accordingly for the September P8Z to reflect only the Ramada Limited Suites PUD, Phase 1, Final. This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. The owner is responsible for provision of all conduit, ditch crossings, and street crossings for telephone facilities within the project. The owner also provides terminal room space (usually 8' x 4') and power for the telephone terminal,.generally in a utility room. Contact Susan Peterson at 224-7473 for conduit specifications for the telephone entrance cable. C. The plat shows an 8' utility easement along Mason Street. The Site Plan shows a 13' easement. Please clarify. d. Any relocation of existing telephone facilities required by these plans will be paid for by the developer. 5. The Zoning Department offers the following comments: a. One additional handicap stall is required on Phase II or Lots 3 and 4 for a total of 3 spaces. b. Please add the plant species information for the PS and PV designations to the Plant List. 6. The Building Inspections Department offers the following comments: a. Hotel guest rooms and associated bathing and toilet facilities accessible to the disabled shall be provided in accordance with Uniform Building Code Section 3103(a)8 as amended by the City of Fort Collins. One of every seven guest rooms shall comply with the American National Standards Institute publication A117.1-1992 titled Accessible and Usable Buildings and Facilities. b. An automatic fire suppression system is required. C. If a swimming pool is proposed, it is required to be accessible to the disabled by ramp, hydraulic chair, transfer tier or other means. Hazardous materials used to maintain the swimming pool must be used and stored in accordance with the Fire Code. Classifications (UFC) and quantities of such materials must be included in the building permit submittal. d. The site shall be accessible to persons with disabilities in accordance with Uniform Building Code Section 3103 and UBC Appendix Section 3106. Provide a designated and marked "accessible route of travel" between all the buildings on the site and building exits and entrances and the public way (public sidewalk). Accessible routes shall comply with ANSI Al 17.1-1992 with running slopes no greater than 1:20 and cross slopes no steeper than 1:50. Where cross routes cross lanes for vehicle traffic they shall be designated and marked as a cross walk. Dear Eldon, Staff has reviewed your documents for the Ramada Limited Suites PUD, Phase 1, Final, that were submitted on July 22, 1996, and would like to offer the following comments: The Water and Wastewater Utility offers the following comments: a. Please revise Plant Note #10 on the Phase One Final Landscape Plan to state: "Keep all trees 10' clear and all shrubs 4' clear from any water, sanitary sewer, and gas lines. b. The Phase One Final Landscape Plan has numerous conflicts with the note requested under comment 1 a. Please coordinate the Landscape Plan with the engineer who is preparing the Utility Plans. Attached is a red -line of conflicting areas from the Water and Wastewater Utility. Please revise plans accordingly and return the red -line plan with revisions. 2. Public Service Company states that a 13' wide utility easement adjacent to the west right-of-way of South Mason Street must be provided. 3. Please contact Rob Wilkinson of the Natural Resources Department at 221-221- 6600 to discuss possible changes to the plant species which are proposed along the north boundary of Lot 1 adjacent to the wetlands. 4. US WEST offers the following comments: a. Review of these plans should not be construed as a commitment that telephone facilities sufficient to serve this project are presently available.
