Mountain Ave. Fort Collins, CO. 80521 Re: Drainage letter 1400 Riverside Ave., Fort Collins, Colorado. Dear Jeff: This letter is written according to your request to verify the drainage conditions for 1400 Riverside Avenue, Fort Collins, Colorado. A site visit was conducted on July 25, 1996, to inspect the surface drainage conditions for the existing building and parking lot. The proposed new addition which consisted of four door garage, will be built on an existing asphalt parking lot, which is also an impervious area. Consequently, no additional flow will be added to the historical drainage runoff. The drainage pattern and the historic flow of this site will stay the same. The new addition will have a gutter along the east side with two down spouts at the northeast and southeast corners. Although the gutters and down spouts will generate concentrated flow at two point, the runoff will follow the same pattern of the existing drainage. Fort Collins Housing Authority should be aware that in case of any further development, change or addition to the exiting conditions, a drainage report (study) and a drainage easement will be required at the time of development.
