The rest of the property is proposed to be covered in crushed recycled asphalt that will allow storm water to drain to the ground and not run off. As you can see we are actually decreasing the amount of impervious area by 2,684 square feet thereby lessening the impact to downstream properties in the event of flood conditions. Because we are actually decreasing the storm water run off from these properties we feel that a Drainage Study and storm water detention are unnecessary for this development. 3. The Liquified Petroleum Gas tank is proposed to be 18,000 gallons and will be protected by concrete filled steel pipe bollards in conformance with UFC Section 8001.11.3 and all other applicable codes. 4. A vinyl coated chain link fence is proposed to be installed along the north and west edges of the property in compliance with the Water Boards condition of approval of the project. We intend to install a 6' wood privacy fence along the eastern edge of the property and for the first 136' of the southern edge of the property. As we no longer plan to improve or vacate the alley along the western side of the property we have created a 30' landscape buffer along the western edge of the property. In this area are several large evergreen trees that will provide the screening prescribed in the Land Use Code. 6. Street trees have been provided in the parkway between the street and sidewalk along Red Cedar Circle. A mixture of deciduous and evergreen shrubs has been provided between the sidewalk and the wood privacy fence along Red Cedar Circle. The requested revisions have been made to the documents. Two new sheets have been added depicting the Grading and Erosion Control Plan and Site Details. I look forward to meeting with you and city staff to discuss the project in further detail. Collins, CO 80522-0580 RE: Schrader Bulk Propane Storage 1300 Red Cedar Circle Lot 14 and the southerly 70' of Lot 13 Dear Ted, Following please find response to those items contained in your staff report dated 07-17-2000. We would like to provide further explanation to city staff regarding our desires for development of this property. A. Our initial desire to vacate the alley was due to the fact that we do not intend to use it for access to the property. It would be somewhat beneficial for overall circulation of the fuel trucks but the dedication of the alley can wait until the city has made a decision regarding the parallel roadway alignment. Again, we have no plans to utilize the alley for access to the property and therefore do not intend to make improvements to the alley from its current condition. B. Sidewalk along Red Cedar has been modified to a 4.5' wide detached 6' from the existing curb. Street trees have been located in the parkway with shrubs located adjacent to the privacy fence. An existing electrical vault is located at the south end of the property in line with the detached sidewalk hence the jog to the west to circumvent the vault. C. Improvements to Red Cedar Circle have been extended to the southerly 70' line of Lot 13. D. An additional 3' of ROW has been shown to be dedicated along the entire frontage of Lot 14 and the southerly 70' of Lot 13. E. A 9' utility easement has been shown along the entire length of Lot 14 and the southerly 70' of Lot 13. 2. In its existing condition there is 2,684 square feet of existing asphalt paving that extends beyond the southerly 70' line of Lot 13.
