Pavement designs may need to meet the City's new criteria, but the new street standards should not apply. The site is located in the Greenbriar/Evergreen Drainage Basin which has a fee of $10,000 per acre, subject to the runoff coefficient reduction. You are required to submit a new/updated standard drainage and erosion control report prepared by a Colorado licensed professional engineer. There have been several areas that are difficult to drain due to the lack of overall drainage planning in the area. Lots 1-8, along Conifer Street, are very flat and. have a power easement which complicates easement needs when they overlap; that is, you may need a drainage easement _from the power company that holds this easement. The 2% grass lined swale requirement may be difficult to accommodate, thus, pans or underdrains may be. required. For more information or clarification on these comments, please contact. Glen Schlueter at 221-6589. 7. The minor subdivision process entails an administrative review and approval. Therefore, the approval signature blocks on the plans and, ultimately, on the mylars should be for the signatures of the Director of Engineering and the Director of Planning, not the Secretary of the Planning and Zoning Board. August 12, 1996 ITEM: Minor subdivision, Evergreen Park Second Filing. APPLICANT: Mary Wohnrade Northern Engineering 420 South Howes Street, Suite 202 Fort Collins,.CO 80521 LAND USE DATA: Request to subdivide/replat sixteen (16) existing lots into nineteen (19) new lots. The proposal would be the Third Replat of Evergreen Park, Second -Filing, Being a Replat of:: Blocks 6 and 7 to add three (3) new lots/plats. The total site is located north of Conifer Street, east of Sugarpine Street, and on both sides of Sitka Street, including Yew Court. COMMENTS: 1. The property is zoned RLP, Low Density Planned Residential. The zoning will not affect the subdivision of the lot; thus, your request may be submitted and processed as a "minor subdivision" provided that all area and bulk requirements of the RLP zoning district are met. It should be noted that there is a 6000 square foot minimum lot size in this district as well as a minimum public street frontage of twenty (20') feet and a minimum yard width of sixty (60') feet. 2. There are existing water and sewer lines in Sitka Street that can be extended into Yew Court to serve the. proposed lots.. The existing services must be used or abandoned at the main. Also, if any changes to this service are desired, the existing services must be abandoned prior to making such changes.. Each unit would be required to have individual services. On the southern edge of the lots to the south of Sitka Street, there is a 36" transmission main; the easement for this main must be maintained. Plant Investment Fees and Water Rights Acquisition fees would be due at the time of building permit issuance.
