The Notarial Certificates on the submitted plan/plat is addressed to the "County of -_Weld."_ This needs to be changed to:"County of Larimer."- The City -Manager will not be signing this plat unless some portion of the land is owned by the City. There should be an Owner's Certificate and a corresponding notarial certificate (one for each owner, if there is more than one owner). 10. Given the extend of the revisions necessary, I am not going to set an Administrative / Hearing date until you tell me that all of the necessary revisions. have been addressed to the point that there will.'be no problems with the plans at the time of the hearing. Develco Mary Wohnrade, Northern Engineering 420 South Howes Street, Suite 202 Fort Collins, CO 80521 Dear Mary, City staff has reviewed. your submittal for the Evergreen Park, Second Filing (Third Replat of), #24-96, and offers the following comments: The pavement division of the Engineering Department has stated that the soils report is out of date, -and a new soils investigation is needed. The pavement designs should be revised accordingly. ✓2. The City Water Line easement needs to be shown on the plat. V3. Please see the enclosed Department of Energy comments. 4. The Mapping and Drafting Department's comments: The plat says "Hereby vacates ✓ those streets, lots, ... " Streets cannot be vacated by a plat. The word "streets" should be taken out of this statement to avoid confusion. If Yew Court has moved, it will need to be vacated by City Council action. 5. Please change the title of the plat to read as follows: "Third Replat of Evergreen Park Second Filing, Being a Replat of ... (insert the description here, i.e., Lots Eighteen (18) through Twenty-five (25) inclusive ... Larimer County, Colorado")." ✓6. Please add a "Notes" section to the plat. Inthis section, please add the following note: "This replat creates two (2) new lots in Block Two and one (1) new lot in Block One. In total, three (3) new lots are created by this replat. �/.
