That appears to be the high point and direct flows south to Magnolia; however, additional detail is needed about any proposed grading and the transition to the existing alley. 01/05/2017: Please document the change in runoff due to the proposed alley paving and provide discussion of how runoff from the alley will reach either Magnolia and Olive. While it is relatively clear that runoff from the southern portion of the alley is routed to Magnolia thru the proposed curb and gutter, it is not clear what happens in the northern portion of the alley where the proposed paving stops. It is important to show that runoff from this northern section is properly routed and will not cause adverse impact to adjacent properties. Response: Additional detail has been added to the Northwest corner of the site to provide a better picture of what the drainage for that area is doing. If this is the case, please update the drawings to show their removal. If any light fixtures are remaining in place or new fixtures added, please submit catalog cut -sheets with fixture specifications. As a reminder, all fixtures must be down -directional and fully -shielded. Response: The intent is to leave the exterior lighting as is, except for relocating the rear lights at fence line. These existing lights will be moved along with the fence (to allow for new parking lot). Lights will only be replaced if not working currently. Down -directional and fully -shielded lights will be provided. 01/03/2017: Repeat comment with Environmental Planning: Identify on the site plan the location of any existing outdoor lighting or any newly -proposed lighting. If new lighting or light fixtures are proposed, we will need catalog cut -sheets of the light fixture details. All light fixtures must fully -shield the light source and be down -directional. Sherwood were evaluated for eligibility for historic designation in January 2015. Both properties were determined not eligible, which means that no further historic preservation review for proposed exterior alterations is required. Comment Number: 2 Comment Originated: 04/17/2017 04/17/2017: Despite lack of eligibility as individual landmarks, both of the original structures would potentially qualify as contributing buildings to a future historic district if property owners wished to form one. This may be of interest to current or future property owners, as various financial incentives for property maintenance and rehabilitation would be available if that were to occur. To that end, please note that the exterior elevation key notes in the architecture plans outline several items for which historic preservation staff can provide additional information and technical resources, as necessary, in order to maintain the possibility that future financial incentives from the City and State (based on being a contributing building in a historic district) would be available. Retention through repair, versus replacement, of historic building materials is important to consider wherever possible to keep that door open. For example, porch columns should be repaired or replaced with like material (wood) in the same style. Windows should be repaired rather than replaced whenever possible. Power washing should not be used on any historic building materials to avoid damaging wear and tear. Please contact us if there is any need for consultation or professional resources if you have any questions about how to maintain the historic character of the buildings to the maximum extent feasible.
