04/18/2017: Please provide additional detail about the north end of paving.
That appears to be the high point and direct flows south to Magnolia; however,
additional detail is needed about any proposed grading and the transition to the
existing alley.
01/05/2017: Please document the change in runoff due to the proposed alley
paving and provide discussion of how runoff from the alley will reach either
Magnolia and Olive. While it is relatively clear that runoff from the southern
portion of the alley is routed to Magnolia thru the proposed curb and gutter, it is
not clear what happens in the northern portion of the alley where the proposed
paving stops. It is important to show that runoff from this northern section is
properly routed and will not cause adverse impact to adjacent properties.
Response: Additional detail has been added to the Northwest corner of the site to provide a better picture
of what the drainage for that area is doing.

04/21/2017: Discussion at the staff review meeting indicated many of the
backyard/side light fixtures will be removed. If this is the case, please update
the drawings to show their removal. If any light fixtures are remaining in place or
new fixtures added, please submit catalog cut -sheets with fixture specifications.
As a reminder, all fixtures must be down -directional and fully -shielded.
Response: The intent is to leave the exterior lighting as is, except for relocating the rear lights at fence
line. These existing lights will be moved along with the fence (to allow for new parking lot). Lights will
only be replaced if not working currently. Down -directional and fully -shielded lights will be provided.
01/03/2017: Repeat comment with Environmental Planning: Identify on the site
plan the location of any existing outdoor lighting or any newly -proposed lighting.
If new lighting or light fixtures are proposed, we will need catalog cut -sheets of
the light fixture details. All light fixtures must fully -shield the light source and be
down -directional.
Response: No new lights are being added, this project will only entail relocating lights or existing lights to
remain. This is shown on site plan.

- Remove the W (ration) from the Rear lot floor area ratio line
- Include the font parking spaces in the overall parking count, and identify that
one space is designed as handicap
- Replace the 'xx' with a figure for average number of adult residents per family

parking lot, there are two available in front (one in each driveway). The south driveway is designated as

04/21 /2017: FOLLOW UP TO SITE VISIT 04/20/2017
PFA Fire Inspector, Bob Pawlak met on site with the applicant on 4/20/17. The
following comments reflect a summary of that discussion.
For PFA to approve certificate of occupancy, the applicant is to:
> Up -size address numbering on the front of both buildings (317 & 321) and
improve identification.
> Install Knox Box near front door at address 321 (main office entry).
> Verify that dwelling units are individually identified with posted number or letter
designator outside every unit.
> Post wayfinding wall maps inside both entries (317 & 321) to assist with rapid
wayfinding.
> Keep a binder at the front desk of 321 with an up-to-date accountability list
showing numbers of persons (and ages) occupying each dwelling unit.
> Instructions posted on the inside of door (or wall) of each dwelling unit to notify
occupant of the street address and unit number should they need to call 911.
> Due to a previous conversation with a fire department representative, the
applicant is of the opinion that a non -compliant staircase should be abandoned
and blocked off. Please be advised that no such action should be taken without
the involvement of the city's Building Department and as such, any action would
to abandon a stairway would be their decision and NOT a fire department
decision. Please contact the Building Department for further on this topic.
> The items above (Knox Box, signage, mapping, wayfinding, etc.) may be
resolved during permit for tenant finish, if one is to be issued. If no permit is
being issued, it will be the applicant's responsibility to contact PFA to schedule
a site inspection prior to occupancy.
Response: All of above items will be handled / coordinated during building department permit submittal

04/17/2017: The properties at 317 and 321 S. Sherwood were evaluated for
eligibility for historic designation in January 2015. Both properties were
determined not eligible, which means that no further historic preservation
review for proposed exterior alterations is required.
Comment Number: 2 Comment Originated: 04/17/2017
04/17/2017: Despite lack of eligibility as individual landmarks, both of the
original structures would potentially qualify as contributing buildings to a future
historic district if property owners wished to form one. This may be of interest to
current or future property owners, as various financial incentives for property
maintenance and rehabilitation would be available if that were to occur.
To that end, please note that the exterior elevation key notes in the architecture
plans outline several items for which historic preservation staff can provide
additional information and technical resources, as necessary, in order to
maintain the possibility that future financial incentives from the City and State
(based on being a contributing building in a historic district) would be available.
Retention through repair, versus replacement, of historic building materials is
important to consider wherever possible to keep that door open. For example,
porch columns should be repaired or replaced with like material (wood) in the
same style. Windows should be repaired rather than replaced whenever
possible. Power washing should not be used on any historic building materials
to avoid damaging wear and tear. Please contact us if there is any need for
consultation or professional resources if you have any questions about how to
maintain the historic character of the buildings to the maximum extent feasible.

responsible for dedicating the required easements needed for this site. A 9'

easement is needed for this to occur.
