-Verify horizontal and vertical location of water main now to finalize the design.
-Provide lowering detail for 4" fire lines. Include elevations, sizing of gravity blocks, types of
fittings, lengths of pipe etc.
-Show and label concrete encasement of sanitary sewer joints 10' each way at water main
crossings.
-See site, landscape and utility plans for other comments.

4. Please provide a hydrologic summary table on the drainage and erosion control plan
that includes the different basins, areas, 10-year and 100-year peak flows, etc.

5. Will the gutters for the north side of the north building at the site carry the runoff
towards the on -site detention pond? If so, please document this or account for the
additional flows in the northern Swale.

6. Please extend the concrete pan in the parking area to allow flows to continue to the
detention pond (see the redline plans).

7. The site is located in the 100-year floodplain; therefore a floodplain use permit will
be needed.

8. Please provide a sediment trap for the outlet from the detention pond (see page D-22
of the Details section of the Drainage Criteria Manual).

Erosion/Sediment Control Comments
As a general note, your erosion control report is sketchy, and the calculations are
difficult to follow. Because this is such a small project, the information you have
provided will suffice; however, on future projects you should provide better and more
organized information. This is important for the City, but more so for the individuals
in the field who need to be able to follow your erosion/sediment control plans.

I. The turnaround area located within the detention pond is not acceptable. What if
emergency vehicles need to use the turn around when the detention pond is full?
Please relocate the turn around area outside of the detention pond.

2. Please call out a drainage easement_for the detention pond area (see project
development plan in the redline plans).
RESPONSE:
3. The storm sewer pipe for the outlet of the on -site detention pond needs to be extended
nearer to the normal water surface elevation (61 feet) of the Evergreen West Regional
Pond. When this is completed; will there be any tailwater effects to the storm sewer
pipe during the 100-year event?

Utility Plans
Cover Sheet:
1. Scale for the Vicinity map.
Sheet 2:
2. Detach the sidewalk to City "Industrial Local' Standards. The electric utility will
have to be relocated.
3. The turn around area in the southeastern corner (in the detention basin) has a
variety of issues associated with its construction:
(a.) The 10:1 slope is not appropriate. It should not exceed a grade more than
8%.
(b.) Due to potentially high water levels and drainage runoff from the parking
drive, maintenance and soil stability is a question as to whether the soil -
pavement grid matrix turn around area will be able to function
consistently (especially when it is used as a fire access turn around).
(c.) Proper signalization should be put in place to designate it as a turn
around area.
(d.) The turn around area is a natural buffer area with potential environmental
problems associated with its construction.
4. The southern access (potential fire access) must have a width of 20 feet if it is to
be used as a fire lane access. In general, if this access is widened, the turn around
area will not be necessary.

That concludes staff comments at this time. Additional comments may be
forthcoming as various departments continue their review of the project
development plan.
It appears as if another round of revisions will be required to address the
remaining outstanding concems, including the possible need to submit a request
for alternative compliance. A hearing date for the Planning and Zoning Board
will be scheduled when all issues have been addressed.

note submitted with the submittal of revisions states that the same
materials used on the fence is intended for the trash collection
areas. Please provide a design of the trash collection areas that
shows the materials as well as the overall appearance and
functionality.

The response letter states that the maximum number of
parking spaces is exceeded by 5%. In order to exceed the
maximum number of allowable parking spaces, a request for
alternative compliance is required, or the amount of parking lot
interior landscaping must be increased by 5% as well. Therefore, if
the second option is followed, the minimum percentage for the
parking lot interior landscaping requirement is 11 %.
Please correct the spelling errors on the landscape
plan.
Please remove note #22 from the landscape plan as it is redundant
with the general notes on the site plan.

The number of Austrian Pines shown on the landscape plan
exceeds the maximum percentage of any one particular species as
outlined in Section 3.2.1(D)(3) of the Land Use Code. This section
requires that the plan cannot include plantings (trees) that exceed
25% maximum of any one species. Please replace this tree with
another type.
On the elevations, there is only one building shown. Are the two
buildings identical? Please label the buildings on the elevations.'
In addition, please include the colors, materials, and dimensions
on the elevations.
According to the requirements of the Land Use Code, all primary
entrances need to have some sort of sheltering element such as a
porch or awning or canopy, etc. Please add these elements to all
primary entrances to the buildings.

Lots 1 and 2 and would like to offer the following comments:

4. The Current Planning Department offered the following comments:

2. Your project schedule calls for temporary seed, and the plan contains general seeding
information. The plan needs to contain a note and/or other information regarding the
area to be seeded and the timing, etc.
I The EFF calculations do not contain any reference to temporary seeding.
4. The plan needs BMP details or a reference note where they can be found if they are
elsewhere in the plans.
