Comment 13 - The note regarding the number of Trash Enclosures was a mis-print.
Two trash enclosures will be provided. Additionally, the Lilacs have a dense thicket
even in winter, and should provide adequate screening all year round.
Comment 15 - Lighting fixtures have been relocated to the south side of the parking
area near the buildings. The quantity of light fixtures has been reduced from five to
four. We would like to coordinate the type of lamp with the fixtures on Albion. The
style and height of the light fixtures has not been determined at this time.
Comment 16 - The Poudre Fire Authority = park a fire truck within 150' of any
point on all of the buildings. A fire access easement has been added at the west end
of the parking area to accommodate the necessary truck movement out to Manhattan
Avenue.
Water Conservation Standards
Have included, on the Final Landscape Plan, a note calling for review and
approval of the irrigation plan.
2. Have include the square footage of each landscape category on the Final
Landscape Plan.
Engineering - Ping
Site Plan - Have shown all utility easements on the site plan.
There are no existing trees on this site, so none of the notes have been included
regarding protection of existing trees.

This letter is in response to the staff comments dated June 14, 1996 for South Glen TEL 303 223-7517
Fifth Filing P.U.D. FAX 303 226-3855
Comment 1 - Developer and Builder will work with TCI to have their buildings
wired in a method which meets their standard code.
Comment 2 - Have added a note to the Final Landscape Plan calling for a 4' min.
separation from PSCO gas lines.
Comment 4a - Driveway parking spaces have been eliminated from the off-street
parking counts on the Final Site Plan.
Comment 4b - Reduced the number of open parking spaces by 7. Revised total
parking spaces total to 35 spaces.
Comment 4c - Client and Architect preferred to leave the footprints for buildings A
through C as shown for reasons of added interest in the building elevations, and
private access to individual units.
Comment 4d - Building envelopes have been shown on the site plan, with
dimensions and distances between envelopes.
Comment 7 - A utility plan has been prepared by JR Engineering for your review.
Comment 10 - The trash enclosure dimensions have been changed to 8' square. BCI
and RAM Waste both agree that this design can house one 3 CY dumpster and 3
recycling bins (Paper, Aluminum, and Plastic).
Comment 12 - A sidewalk connection has been made between the west end of the
parking area and Manhattan Avenue.
