6. With your submittal, please include a letter stating -that no new impervious surfaces
Will be created, and the imperviousness of the site will not be changed from the
existing condition.. If you should have any questions regarding this comment,

7. A neighborhood meeting will. be required prior to the submittal. I have prepared and
enclosed a geographical notification map (affected property owner notification
boundary). The applicant is responsible for obtaining the names and addresses of
property owners within the mailing area. The. City will, upon request by the
applicant, set up a meeting and.facilitate the discussion. You are certainly welcome
to hold the meeting in the house at 1500 Casa Grande,. but you will have to be.able
to provide accommodations (i.e., seating, bathroom facilities, etc.); otherwise, the
Planning Department can make arrangements for another location. This entire
process . generally takes three to four (3-4) weeks to complete. For further

MEETING DATE: October 21, 1996
ITEM: A four -unit (4) Martin Luther group home for disabled
persons at 1500 Casa Grande Boulevard.(Lot 1; Block 1,
Wagon Wheel Subdivision).
APPLICANT: Ms. Sally Montgomery, % Linda Hopkins, The Group, Inc.,
375 East Horsetooth Road, #1, Fort Collins, CO 80525
LAND USE DATA:
Request to start a group home operation which would accommodate four (4)
disabled persons; no external changes to the existing structure or yard are
proposed. The property is located at 1500 Casa Grande Boulevard (northwest
corner of Casa Grande Blvd. and Boone Street). This property has an area of 8320
square feet and is platted as Lot 1, Block 1, of the Wagon Wheel Subdivision.
COMMENTS:
1: The site is in the RLP - Low -Density Planned Residential Zoning District, and group
homes are a permitted use subject to the group home supplemental review
regulations in the Zoning Code. For a four -unit group home in the RLP zoning
district, the minimum lot size is 7500 square feet. This group home can be no
closer than 1500 feet from any other group home. These minimum requirements
appear to be satisfied.
2. You will.be required to furnish a total of two off-street parking. spaces for every three
employees. The garage and the spaces directly behind it made only be counted
once each.. In other words, a two -car garage with a two -car driveway behind it,
count as a total of two parking spaces. If you should have any questions regarding
zoning regulations or parking requirements, please contact Gary Lopez or Peter

3. The Poudre Fire Authority has asked that you please follow the requirements of the
Life Safety Code. For more information regarding the requirements of the Poudre
