The letter should be addressed to Mr. Glen Schlueter, Stormwater Utility. 6. A neighborhood information meeting will be required. The Planning Department will prepare a map of the geographical notification area. Please submit the names and addresses of all property owners within this area. Addresses should be on self-adhesive mailing labels, 33 labels per sheet. A charge of .50 cents per name will be assessed. The mailing should go out at least ten days prior to the meeting. 7. The Planning Department will facilitate the meeting. We should consider holding the meeting in the home, if possible. CONCEPTUAL REVIEW STAFF COMMENTS MEETING DATE: February26, 1996 ITEM: 2600 Canterbury Drive APPLICANT: Mr. and Mrs. Richard and Virginia Johnson, 2600 Canterbury Drive, Fort Collins, CO 80526. LAND USE DATA: Request to convert a residence with a home occupation to full office use for a chiropractor and massage therapist. COMMENTS: 1. The property is presently zoned R-L-P, Low Density Planned Residential. Home occupations are allowed. Total conversion from residential to office is not allowed in the R-L-P zone and must be submitted as a Planned Unit Development (P.U.D.) for consideration by the Planning and Zoning Board. 2. There must be two parking spaces for every three employees. One parking space should be handicap accessible. This space must be the proper size and posted with a sign. 3. At the time the house converts to office, please call the Light and Power Department to change over to the commercial rate for electricity. 4. A Building Permit will be required to officially convert the legal occupancy of the structure from residential to commercial. This will require the submittal of a floor plan to Sharon Getz, Plans Examiner, Building Inspection Division. Since you have already made the first floor handicap accessible, the major considerations have been addressed. The Building Permit review process is to establish legal occupancy under the Uniform Building Code and is separate from the P.U.D. process which establishes the land use under the Zoning Code. The Stormwater Utility will require a letter stating that there will be no structural or physical changes to the house or property which would increase the amount of impervious surface. ' If there is an increase, then there will be a fee assessment at the rate of $2,175 per acre.
