The following comments should be addressed at final submittal.
1. Please provide the necessary erosion control protection for this site. An erosion
control escrow should be calculated with a required minimum amount of $1000. A
construction sequence schedule and required erosion control notes should also be
provided with the erosion control plans.

2. Please show the easement for the irrigation ditch along the south property boundary.
Is the ditch still operating? Please contact the owner of the irrigation ditch regarding the
proposed development. Signature from the owner of the ditch may be required.

3. Please delineate all relevant on and off -site sub -basins on the drainage plans, and show
the respective points of concentration.

Plat -
1. The additional Row (A half Row of 57.5 feet to meet current standards) will not be required at
this time. Any future development on this site will require the dedication of the Row to current
standards. Although we are not requiring it at this time you are welcome to dedicate it if you like.
2. Need to show the ditch easement and any other easements that may be needed. The ditch
company will need to sign off on the plat.
Utility Plans -
3. The site plan shows it but the utility plan does not show where the curb and gutter is to be
replaced and new walk put in. This needs to be indicated on the plans.
4. Indicate the driveway width and it's location in relation to the property line.
5. Label the sidewalk width from the street up to the building.
