We have lived here since August 1977 and have had the practice here since January 1978. We were the first owners here and have raised three children here. We have watched the neighborhood grow from three houses to what it is now. Over the years we have seen many changes and now we are part of that change. The change is going to be very small. We are in the process of a PUD to change the code for our lot only. The change we want is to go from a home/office to a professional situation. The only change will be that we will not live here. The outside structure will remain the same and so will the parking area. As for traffic flow it will not increase. It will stay the same. We run approximately three to five patients in one hour. With being on the corner, this should not effect any of our neighbors. It has not in the past. We take great pride in our home/office and have tried very hard to maintain it in a good manner. t RL- Commurucy Planning and Environmental Services Current Planning City of Fort Collins March 28, 1996 Dear Resident: On Wednesday, April 10, 1996, from 7:00 to 9:00 p.m., at the home of Mr. and Mrs. Richard and Virginia Johnson, 2600 Canterbury Drive*, the City of Fort Collins Planning Department will hold a neighborhood information meeting. The purpose of this meeting is to discuss the request by the Johnson's to convert a single family residence with a home occupation into an office for a chiropractor and massage therapist. Currently, the home is occupied by the Johnson's as a primary residence. In addition, a portion of the home is used as a chiropractor's office by Mr. Johnson. This arrangement is classified as a "home occupation" as defined by the City's Zoning Code. Now, the Johnson's would like to move out and reside elsewhere and devote the entire house into an office for a chiropractor and massage therapist. Since no one will be living in the house, the arrangement no longer can be classified as a home occupation. The request to convert the house into an office will be processed as a Planned Unit Development (P.U.D.). The P.U.D. request must be considered by the Planning and Zoning Board. The neighborhood information meeting is the beginning of the review process for a P.U.D. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
