10. On the landscape plan and enlarged site plan, please add a general note calling for the
review and approval by the City of Fort Collins Water Utility for the irrigation system.
- For your information, the irrigation plan is not part of this approval process. Rather, .
irrigation plans are reviewed as part of a building permit review process.
I L, On the landscape plan, please include the amount, in square feet, of land area devoted to
landscaping. Please add that this area is designated to be a "moderate water use area."
12. A note should be provided stating whether irrigation water is to be provided by a new
water tap or off the existing water tap serving The Tire Shoppe. If a new tap is needed,
then on the enlarged site plan,, please indicate the location of the water tap, size of service,
location of the meter pit/curbstop, and standard details for water services.
13. Trees should not be planted over the waterline or electrica conduit. Try to maintain as
much separation as possible.
14. Western should contact the ditch rider for Larimer Number Two Irrigation Ditch. Please
contact Mr. John Moen, during the evenings, at 482-3309. Mr. Moen may need to see
field staking in order to verify the proper separation from ditch right-of-way.

Dear Joel:
Staff has reviewed the request for a wireless telecommunications towerfor 3144 South College
Avenue. (Dougherty property). The following comments are offered:
1. The City will require co -location potential on the tower for other providers. Please add
the following note to the cover sheet of the plan set:
"The wireless telecommunication provider, Western Wireless, shall not act to
exclude or attempt to exclude any other wireless telecommunication services
provider from using this facility. Western Wireless, it successors or assigns, shall
cooperate in good faith to achieve co -location of wireless telecommunication
services with other -wireless telecommunication services. providers."
2. On the cover sheet, please revise the signature block for the City by deleting "& Zoning."
The title of the City approval block should simply read "Planning Director Approval."
3. On the cover sheet, please.delete the signature line for the City Clerk.
4. On the cover sheet, please add Foothills Parkway. to the Vicinity Map.
5. On the cover sheet, please add under Site Number. DN 1141-A, "Wireless
Telecommunications Facility - 3141 South College Avenue."
6. On the cover sheet, please add "Zoning: H-B, Highway Business."
7. On the cover sheet, please remove the word "slat" in describing the wood fence. (We
have concerns that a contractor may construct a chainlink fence and insert wood slats.)
- The -fence should be described as a "solid wood fence." This same comment applies to
the enlarged site plan, under Note Number Two.
