Comment Number: 1 Comment Originated: 05/16/2017
05/16/2017: The trash and recycling needs to be inside an enclosure or the
chain link fence along the north property line needs to be replaced with the 6
foot tall metal fence.
05/16/2017: For the minimum bike parking requirement on the parking table,
you reference 0.62 parking spaces. Please remove this from the parking table
since this information is superfluous.
Comment Number: 2 Comment Originated: 05/16/2017
05/16/2017: The southernmost parking space is only 8' wide. Please make this
spot 9' wide to comply with the minimum dimensions required.
Comment Number: 3 Comment Originated: 05/16/2017
05/16/2017: Where are the covered bike parking spaces located? This is not
clear on the site plan. Please clearly indicate the location of the enclosed bike
parking spaces on the site plan.
Comment Number: 4 Comment Originated: 05/16/2017
05/16/2017: The parking maximums in the parking table are incorrect. The
maximum for the office portion of the development is 8 spaces (3' 2.463 =
7.389, rounded up to 8). This means the overall maximum for the development
is 18 spaces, not 19. Please revise these numbers.

05/16/2017: The proposed landscape plan does not meet the parking lot
perimeter landscaping requirements outlined in 3.2.1(E)(4). There should be
one tree planted every 25 lineal feet along Red Cedar Cir. or there should be
trees planted in groupings that average out to one tree per 25 lineal feet.

05/15/2017: There are light fixtures on the photometric plan labeled as WW4,
but that fixture does not appear in the luminaire schedule or cut sheets. Please
clarify/update.
Comment Number: 3 Comment Originated: 05/15/2017
05/15/2017: In regard to lighting, especially LED light fixtures, cooler color
temperatures are harsher at night and cause more disruption to circadian
(biological) rhythms for both humans and wildlife. Warmer color temperature
(warm white, 3000K or less) for any LED light fixtures is preferred.
Thank you for selecting a 3000K light fixture for your parking lot fixtures.
According to the manufacturer cut sheets, warmer versions of light fixtures
WW1, WW2, WW3 and C are also available. Staff recommends selecting the
3000K or 2700K versions of these fixtures to minimize impacts to adjacent
properties, drivers passing the site, and residents/wildlife in the vicinity.

05/16/2017: A reimbursement is due to the City for the construction of the
public alley to the west of the site prior to the issuance of the first building
permit. The alley was installed with the North College Improvements. The
amount of the actual construction in July 2016 is $10,021.13 for half the alley
construction along the property frontage. The final amount will need to be
adjusted for inflation, which is dependent on the time this is paid. Please
contact Sheri Langenberger at 970-221-6573 at time of payment to get the final
amount.
