6. The Current Planning Department provided the applicant Site Plan requirements

project will be subject to the City's Capital Improvement Expansion Fees. The total
fees for Police, Fire and General Governmental Services is $0.41.9 per. square foot

LAND USE DATA: Request to expand an existing building located at 401 Linden
Street for additional class room and meeting room space.
COMMENTS:
1. The property is located in the R-C,. River Corridor Zoning District: Expansions of
more than 25% of the gross floor area of the existing structure require a R-C Site
Plan, review by the Director of Planning. The applicant indicated that there would
be no additional employees as a result of the expansion. The Zoning Department
indicated that parking may be a concern. The applicant should submit a letter with
the R-C Site Plan which explains the existing and proposed parking supply for the
building. Please contact Gary Lopez at 22176760 with any questions regarding
these comments.
2. The property is located in the Old Town Drainage Basin. The stormwater
development fees in this basin are $4,150 per acre -subject to the runoff coefficient
reduction.. Existing imperviousness is "grandfathered" in with no. additional fees.
A drainage report was prepared in November of 1995 which identifies the roof
slope, concrete pans, and roof gutters to control the runoff so that if will drain to.
Linden Street. Please contact Glen Schlueter of the Stormwater Utility Department.

3. The Engineering Department stated that the applicant should contact. Matt Baker
at 221-6605 to discuss the applicable street oversizing fee for the proposed
expansion. The Street Oversizing Fee for office uses is $14,083 per acre. Willow
Street is currently unimproved. If the proposed expansion causes an intensification
of the land use (more than 20%), then street improvements to Willow Street will be

and Life Training Center Expansion, which was presented before the Conceptual
Review Team on November 4, 1996.
The applicant proposes to expand an existing building located at 401 Linden Street,for .
