Ken, Staff, has reviewed your documents, for the Fort Collins Good Samaritan Village Annezation and Zoning, that were submitted on September 23, 1996, and would like to offer the following comments: 1. The Zoning Department offers the following comments: a. All non -conforming signs to the City's Sign Code must be brought into compliance within 5 years after the date of annexation. b. The neighborhood sign district map will need to be amended to include this property. A determination will need to be made as to whether the property is in or out of the Neighborhood Sign District. 2., The Engineering Department stated that there are no foreseen problems with the annexation. It is currently the City's policy to annex roads adjacent to the property proposed for annexation. 3. The Current Planning Department offers the following comments: a. After researching the County Plat for the Skyview South Subdivision, City Staff have determined that the R.O.W. for constellation drive was previously dedicated with that Plat. However, the road was never accepted by the County. Therefore the Annexation Plat and Petition which was submitted for Good Samaritan is correct. b. The City is not interested will only annex roads which are directly adjacent to the property lines of the property being considered for annexation. Therefore, the City will not annex an additional 200 feet of Constellation Drive north of the Good. Samaritan Property to the intersection of Constellation Drive and Galaxy Way/Court.
