Dear Basil,
A new bank drive -up facility is planned for installation in the existing parking lot at the
Southwest comer of the Drake Crossing Shopping Center. This site is on the northeast comer of
West Drake Road and Hampshire Road. The site is located in the Spring Creek Drainage Basin.
All of the parking lots and drainage facilities in the Drake Crossing Shopping Center have been
existing for several years. The construction of the bank drive -up facility will not change the
overall drainage patterns, and since the new facility is to be constructed on an existing paved area,
the runoff quantities will not be increased. The net change to the imperviousness of the site, after
landscaped islands have been removed and replaced, is an increase of 255 square feet of pervious
landscaped area.
A copy of the overall utility, grading, drainage and erosion control plan is attached along with
a copy of the original grading plan of the area. This copy of the original plan shows the drainage
from the site to an existing inlet located about 280 feet to the north.
The site is located in a moderate wind erodibility zone and a high rainfall erodibility zone.
Since the site and all surrounding areas are fully developed, the only erosion possibility will be
after the removal of existing pavement and landscaping and prior to the installation of new slabs,
curbs and landscaping. This will be a short period of time, but to protect against getting silt in the
storm sewer system, the contractor should clean off all mud and debris from the pavement and a
gravel filter should be placed around the existing catch basin in the parking lot about 280 feet
north of the site.
All storm drainage and erosion control procedures are to comply with City of Fort Collins
Criteria.
