1. The grading/erosion control notes on sheet CG1.1 are incorrect, please
delete and replace with the correct City of Fort Collins notes.
The correct notes have been placed on the grading/erosion control sheet.
It appears that there is a relatively large amount of earthwork on the site for the
area, and that the erosion control plan as submitted does not adequately
address the work being done. In addition, there are no calculations, project
schedule, report, or surety calculation. Please submit.
The grading/erosion control plan has been revised to include; vehicle tracking pad,
straw bale dike, and more silt fence. Performance Standard & Effectiveness
calculations have now been included in the Drainage & Erosion Control Letter. The
project schedule can be found on sheet grading & erosion control sheet CG1.1. The
surety calculation is included in the Drainage & Erosion Control Letter and is set at
$1,000.00. Bob Zackley has approved these modifications.

MH or directly to the 8-inch sewer.
The Utility plan has been revised to remove manhole and tap directly into the 8"
sanitary sewer.
[6/20/06] Provide separate sewer services (from carwash and from C-store) to
the manhole on the 8-inch public as marked on the previous redlined plans
There are now two separate sewer service taps on the 8" sanitary sewer line.

Storm water has now received the utility plan.
[5/9106] Per conceptual review comment, spill containment for the fuel pump
area is required. The City has a standard detail in electronic form.
The spill containment detail on sheet CU1.1 has been modified to meet the
requirements for this site. It has been reviewed and approved by Wes Lemarque.

plan and need to see signed easement before signing of mylars.
[6/20/06] Will determine necessary drainage easement locations at final
compliance.
[5/9/06] Any drainage facilities within the site is required to be included within a
drainage easement.
There is an existing 20' wide utility & drainage easement and a 6' wide utility
easement that was dedicated by plat of Brown Farm Third Filing. These easements
fulfill the requirements to include any drainage facilities within a drainage easement.
Randy Maizland has given an OK that these existing easements fulfill those
requirements.
The necessary utility easements have been finalized and signed for the two proposed
water lines. Please see attached "Exhibit A" for the two recorded Utility Easements.
The deed of dedication and attorney's certification has been signed and notarized for
both of these easements.

[9/20/06] The spill containment detail is more of a schematic and needs to be a
construction detail with structural design included.
The spill containment detail on sheet CU1.1 has been modified to meet the
requirements for this site and include structural design. It has been reviewed and
approved by Wes Lemarque.

[9/22/06] Detail D46, water quality outlet structure, has been slightly modified.
Please insert the new detail into the plans. I can email the new drawing.
The new detail has been inserted to replace the old detail D-46.

[9/12/06] Refer to the Detail Sheet CU1.3 - Detail D-14, Gutter Cross Pan. I do
not see where a cross pan is being proposed. Please call it out on the Grading
Plan sheet with a construction note or remove the detail.
There will be two gutter cross pans. They have been called out on the site plan with
note # 25. "Existing access point to be reconfigured with new cross pans. (typ. 2)(see
detail sheet CU1.3)" A construction note stating the same will be added to the grading
plan.

[4120106] The existing electric service to the car wash is 300 amps. Since the
fuel station will need 1200 amps, it will be necessary to change the transformer
to a larger one in the same location. The Light & Power charges for the
additional capacity plus costs to change the transformer are estimated to be
$15,000.00. These charges will be a separate invoice, not included with other
building permit fees. Contact Light & Power Engineering at (970)221-6700 to
initiate the invoice and utility work.

[9/20/06] All the fuel pumps and gas storage tank area needs to drain to the spill
containment area. There seems to be some areas that drain to the other curb
cut.
The grading plan has been revised to show that all pump and gas storage areas drain
to the curb cut which drains into the spill containment device.
[6/20/06] No utility plan was received by Stormwater. Will review at final
compliance.

Please accept this Final Compliance re -submittal for the Safeway Fuel Facility
referenced above. The plans included in this submittal have been revised to address
the review comments contained within the Staff Project Review dated 6/29/2006. The
