The proposed locations of the utility easements for the waterlines and curb stops are shown
on the utility plan schedule note #32. These easements will be finalized by our surveyor

rated. Bring 4-inch cleanout with screw, cap up inside a valve box with
a lid marked "sewer".

symbol in the legend for proposed hydrants needs to be eliminated,
since no hydrants are proposed.
The symbol for existing fire hydrants has been enlarged and the symbol for proposed fire
hydrants has been eliminated from the Utility Plan.

[5/9/06] Per conceptual review comment, spill containment for the
fuel pump area is required. The City has a standard detail in electronic
form.
A "Spill containment sand oil separator" detail has been added to the Utility Plan. The
standard detail was slightly modified due to surface flow conditions of the site we were
unable to tie storm pipes underground.

[5/9/06] There is an existing pipe outlet into the existing pond/swale
that is in conflict with an existing tree. The tree or the pipe outlet
may need to be removed/moved.
We met with City Forester Tim Buchanan to determine what to do with this tree. He
determined that it was a Peach Tree Willow and that we could remove it if we mitigate 1 tree
equivalent. The tree will be removed and one tree will be added for mitigation.

[6/ 15/06] These comments relate to the Site Plan only because
Current Planning has no real interest in the ALTA/ACSM Land Title
Survey.
a. There is some confusion about the Cover Sheet (CS1.0), as re-
submitted. Is it intended to be the cover sheet for the Site, Landscape,
Building Elevations, and Lighting Plans set; or, the cover sheet for the
Utility Plans set? The answer to this question is important because it
helps determine what information and signature blocks are needed on
the cover sheet. Please see the red -lined copy of this sheet that is
being forwarded to you.
There are now two cover sheets, one for Planning and one for Utilities. Each cover sheet
has its own signature block and sheet index.
b. A Vicinity Map must be included on Sheet CS1.1. Also, a north arrow
and scale must be included on this sheet.
Site Plan has been revised to include a vicinity map, north arrow, and scale.
c. The UTILITY PLAN APPROVAL block should not be on sheet CS1.1
and should be removed.
Utility Plan Approval block has been removed from the Site Plan.
There are numerous items listed in the SITE LEGEND on Sheet CS1.1
that do not appear on the plan, are not needed on the plan, or are not
consistent with the plan. Please see the red -lined copy of this sheet
that is being forwarded to you.

[6/ 15/06] The following comments relate to Sheet L1.1, the Landscape
Plan:
a. There 2 separate LANDSCAPE LEGENDS on the Landscape Plan. One
appears to reference proposed plant materials and one appears to
reference existing plant materials. Probably they should be labeled as
such.
This has been revised to show both an existing and proposed plant materials legend.
b. There appear to be some discrepancies between plant material
quantities in the PLANT SCHEDULE and what are actually shown on
the plan. Please see the red -lined plan that is being forwarded to you.
Quantities have been revised according to redlines so that the number of plants in the
drawings match the number of plants listed in the PLANT SCHEDULE.
c. A north arrow and scale are needed on the plan.
North arrow and scale has been placed on the plan.
d. There are several plant material symbols in the LANDSCAPE
LEGENDS that do not appear to be on the plan. If this is the case then
they should be removed. Please see the red -lined plan that is being
forwarded to you.
Plant material symbols that have not been used in the Landscape Plan have been removed
from the Landscape Legends.
e. There are possibly 2 areas along the east - northeast side of the
vehicular use & canopy area, where the existing Siberian Elm trees are
to be removed, that need additional plant materials for screening of
this area from the adjacent streets. This could be done with additional
evergreen trees or shrubs that would satisfy the requirement set forth
in Section 3.2. 1 (E)(4)(b) of the Land Use Code.
3 additional "Sea Green Junipers" have been added for additional screening in this area.

Dear Mr. Olt:
Please accept this Final Compliance Submittal for the Safeway Fuel Facility referenced
above. The plans included in this submittal have been revised to address the review
comments contained within the Staff Project Review dated 6/29/2006. The following
are itemized responses corresponding to the Staff's review comments. Your comments
are in bold and our responses are in italics.

[6/ 15/06] The Canopy Elevations, Sheet 1 of 2, look good. The
reference to "and Monument Sign" in the Sheet Title should be
removed since the monument sign detail is no longer on the sheet. I
have noted on this plan that the mechanical elements on the West
Elevation must be painted to match the building colors. This
requirement actually is already taken care of on Sheet 2 of 2, the
Convenience Store and Car Wash Elevations.
