Spring Creek Station development proposal
Dear Mr. Shepard,
I am unable to attend the Planning and Zoning hearing tonight but want to ask your consideration of my
concerns about the proposed Spring Creek Station apartment development.
I realize that a 5 story complex is great for a developer but seems oversized in terms of height and additional
traffic on College Ave. The plan does not seem to accommodate the additional and/or different traffic patterns
imposed by an apartment complex - especially at morning and evening rush hour. The "access easement just
north of Rutgers Avenue", which is quoted from the July 21, 2016 neighborhood meeting notes (Attachment 7),
does not include a stop light or access from northbound College Ave. Please don't do traffic planning in the
area by adding another stop light!!
If this should go forward, I am also VERY concerned about the number of parking spaces allotted to each
bedroom. I realize that it would be in a special zone where the city believes and hopes people will use mass
transit. Even if they use MAX or some other form of transportation, I believe you can expect more than one car
per unit, when the national average seems to be closer to 1.5 cars per 1-2 bedroom apartment. People over 55
