Ok to address at Final. Topic: Plat Comment Number: 8 Comment Originated: 07/19/2016 10/18/2016: Anew waterline easement is shown, but needs to be 20' total width (10' either side of the centerline of the waterline). Please review previous comment on this. 09/01 /2016: The response to this comment is not sufficient. Since the location of the waterline is not centered in the easement and since it's not clear how wide the easement is, a new one will need to be dedicated with this plat. 07/19/2016: Please dedicate a utility easement for the existing waterline. ThE easement should be 10' on either side of the waterline, approximately 20' in width through the parcel included in this plat. 7 Department: Traffic Opb, ation Contact: Nicole Hahn, 970-221-6820, Topic: General Comment Number: 2 nhahn@fcgov.com Comment Originated: 08/02/2016 08/02/2016: We will have to work with you as you develop your landscape plans to ensure there is good sight distance at the entry to the garage. If there are not adequate fire flows at this location, this project will be responsible to upsize the main to the extents required to achieve required fire flows. Comment Number: 6 Comment Originated: 07/19/2016 09/01/2016: Please note that it appears as though at least one of the buildings gets its sanitary sewer service from a manhole that is quite a ways offsite, so the extents of your limits of disturbance may be more than you currently anticipate and you may need permission to enter adjacent property to do demolition work if an easement doesn't already exist. 07/19/2016: The existing sewer and water services to the existing buildings will need to be identified and shown on a demo plan. The demo plan should then clearly show which services will need to be removed and abandoned at the main. 111 PROJECT DA) uM: NAVD88 BENCHMARK # w/ DESCRIPTION ELEVATION: BENCHMARK # w/ DESCRIPTION ELEVATION: PLEASE NOTE: THIS PLAN SET IS USING NAVD88 FOR A VERTICAL DATUM. In addition, the details associated with the south walkway have been enhanced and clarified. Thank you for responding to our comments from last round. Staff has one more remaining comment about one architectural detail that needs clarification. On the Perspective Rendering — South Fagade, on the second floor of a projecting module, there is a haunch detail that frames the window and supports a projecting window header. This is a very nice detail that we would like to see repeated symmetrically. But, it's not clear if this detail is repeated horizontally or vertically. Please clarify. Staff highly suggest keeping a very close eye on installation so that 5 gallon shrubs are indeed installed according to approved plans (and not 1 or 2 gallon shrubs used as last minute and/or lower cost solutions). This will help avoid any potential zoning violations down the road. Comment Number: 9 Comment Originated: 10/18/2016 10/18/2016: Native seed mixes look good. May need to add additional specifications for proper application by Final Plan. The following will be imperative to proper establishment of the native seed areas: 1) Seeding at the appropriate time of season and prior to rainfall or snowfall (or temporary non-timed/regular irrigation used) 2) Appropriate depth of seed planting (not too deep) 3) Active weed management especially in the first growing season. 4) Re -seeding as necessary 5) No mowing lower than 6 inches in height especially within first growing season (give the wildflowers a chance to grow and out -compete the weeds rather than working to pull or chemically spray the weeds) Appropriate installation and maintenance of the native seed areas is critical and will help avoid any potential zoning violations down the line.
