DENVER, CO 80204 Staff has reviewed your submittal for DRAKE CROSSING SHOPPING. CENTER, FT. COLLINS CARWASH, WIRELESS TELECOMMUNICATION FACILITY, and we offer the following comments: ISSUES: Department: Advance Planning Issue Contact: Pete Wray Topic: General Number: 6 Created: 1 /6/2004 [1/6/04] [1/6/04] LUC Section 3.8.13 (A) Location The design and character of the Drake Crossing Shopping Center and surrounding residential uses will be significantly adversely impacted by the proposed 65 foot high mono pole facility. The proposed monopole will dominate the views above the existing building heights and background foothills area. Staff requests the applicant abandon this proposed location and co -locate either on a new Church steeple (east side of Taft Hill Road), or on existing overhead power transmission line pole adjacent to West Drake Road. Two other existing telecommunication facilities are located on these poles 1/2 mile to the east. 3.8.13 (C) (1) Setbacks As stated above, staff does not support a modification to this standard due to negative impacts to surrounding area of proposed monopole height. Department: Current Planning Issue Contact: Bob Barkeen Topic: General Number: 12 Created: 1 /26/2004 [1/26/04] The adjacent neighbors have requested a neighborhood meeting for this application.
