8. On sheet 9, please reduce the height of the handicap parking sign. As with Lot
One, the maximum height can be 60 inches, not 88 inches.
This concludes Staff comments at this time. This P.U.D. is very close to being eligible
for a public hearing. Please contact the Planning Department regarding the timing of the
revisions and possible dates for a Planning and Zoning Board hearing. If revised plans
are not submitted within 90 days of the date of this letter, and a 30 day extension is not
requested and granted, the Planning Director may remove the request from the
development review process.
Upon submittal of revised plans, be sure to return redlined reports and plans. As always,
please call if you have any questions or concerns regarding these comments.

C. On the master plan diagram, please indicate that the "Multi -Family
Residential" is existing.
6. Please make the following revisions to sheet 2 of 11:
A. Please make the building envelope line more distinct (heavier line or
hatching or whatever graphic technique suitable) and make the dimensions
more prominent.
B. Please add bike racks at the entrances to Buildings D and J.
C. Please revise the note referring to the future north -south sidewalk on the
pad sites to read: "Sidewalk and the necessary crosswalks to connect to
Lot 2 to be constructed at time of future development."
7. The following comments apply to architectural sheets 4 — 7:
A. Please disregard previous comments from the Zoning Department
requesting that flush wall signage locations be deleted from the elevations.
The Planning Department needs these areas depicted so we can evaluate
the overall architecture character as per All Development Criterion A-2.7
of the Land Development Guidance System. Please add these areas back
onto the elevations for architectural review and add a note stating:
"Flush wall signage is depicted for illustrative purposes to ensure that the
architecture of the buildings contributes to the neighborhood's appearance
in a positive way. The flush wall sign location is general in that this
location describes an overall relationship to the fagade. Flush wall signs
shall not be allowed on the buildings' awnings, sloped roofs and shall not
block any architectural accent feature such as pilasters and faux accent
windows. All signs must comply with the City Sign Code and are
authorized by individual permits, not this P.U.D."
B. Please add the "Typical Eyebrow Canopy" that is used on Lot One and the
following note:
"The Typical Eyebrow Canopy accent feature shall be placed over all
employee -only entrances, emergency exits or other non -customer door not
associated with the loading and unloading of merchandise."
C. In order to unify the site with Lot One, please add the "arched faux
window" detail to the facades indicated on redlined sheets 4 and 5.
D. Again, to unify with Lot One, please add decorative gooseneck light
fixtures to the facades indicated on redlined sheets 4, 5 and 6.

Dear Kurt:
Staff has reviewed the latest round of plans for Mulberry Lemay Crossings, Lot Two, and
offers the following comments:
Please refer to the attached comment sheet from Engineering. Please note that
there is a concern with the need to dedicate and/or vacate utility easements by
separate legal documents versus replatting. In either event, a replat or the
separate documents would need to be reviewed prior to being scheduled for a
public hearing.
2. Please refer to the attached comment sheet and redlined Drainage Report from
Stormwater. Please note that due to the change in finish floor elevations, the
Floodplain Use Permits must be revised accordingly.
3. Please refer to the attached comment sheet from New Century Energies (Public
Service Company). Please note that the water meter pit for Retail C cannot be in
the location shown. There will be a four inch gas line in the nine foot utility
easement and there will be no room available for the pit. Also please note that
Retail C appears to overhang into the nine foot utility easement. If this is the
case, the building should be pulled back.
4. Please refer to the attached comment sheet from Poudre Fire Authority.
5. Please make the following revisions to sheet 1 of 11:
A. Please add a "total" row to the site data table so the total square footage of
128,050 square feet is displayed.
B. Please revise the starting date referenced in General Note number six.
