Please resubmit the Floodplain Use Permits to the City Floodpalin Department with the correction elevations. Refer to the attached revised Floodplain Use Permit for Lot 2, Building "C". All other finish floor elevations are consistent with permit. 2. The Cost Estimate must contain an item for the re-seeding/mulching of the total disturbed area. The revised Cost Estimate has been included with this submittal. 2. This one has gone to hell in a hand basket ( City Manager, Rodeo Detentionpond, Roundabout, etc. ) I give up. The overlot grading has occurred on the site and currently the infra -structure is under construction. The Owner and General Contractor have contacted Bob Zakely regarding inspections on the Erosion Control measures. Mr. Zakely has inspected the site and the Contractor is making the corrections and completing the work. New Century Energies 1. In general, PSCo gas mains will be 4 feet back of walk in the 9 foot UE. No comment 2. Water meter pit for Retail C cannot be in this location. There will be a 4" gas line in the 9 foot UE, and there is no room for the pit. The water meter pit has been moved. 2. The Retail C building appearts to overhang into the 9 foot UE. If this the case, it is not acceptable. Mr. Ted Sheppard October 10, 2000 Page 4 The required fire hydrant spacing is met and a letter from ELCO will be forthcoming. 4. Corrosives, flammable liquids, reactive, or toxic materials (as defined in the Uniform Fire Code) if used, stored, orhandled on -site must have Hazardous Materials Impact Analysis (HMIA) completed and supplied to the Planning Department and the Fire Department. The required permits for hazardous materials used on -site will be secured. 5. Poudre Fire Authority requires a "Knox Box" to be mounted on the front of every new building equipped with a required fire sprinkler system or fire alarm system. "Knox Box" will be included on all buildings. 6. This proposed building shall be fire sprinklered. This applies to Buildings C, D, E, and F. The sprinkling of Buildings C, D, E, and F will be addressed in the Building Permit plans. 7. These proposed building exceed 5000 square feet for type V construction and must be fire contained or fire sprinklered. This applies to Buildings I and J. The type of construction of these buildings will be addressed in the Building Permit plans. Engineering Plat • You are not re -platting with this project? Will either need replat or provide the easements by separate document that are needed for the water and sewer mains, storrmwater facilities, and for all the other utilities to access and serve the site and buildings (i.e. PSCo, Cable, US West, Light and Power). One solution is to provide all the area outside of the building envelopes as a utility easement. Please refer to the attached Mulberry and Lemay Crossings, Filing 2 Final Plat. Mr. Ted Sheppard October 10, 2000 Page 3 The Site Plan has been modified so that the building envelopes and dimensions are more distinct; bike racks have been added by Buildings D and J; and the side walk note has been revised. 7. The following comments apply to the architectural sheets 4-7: Comment "A." The signage has been added to the elevations and the note regarding signage has been added. Comment "B." The typical eyebrow canopy has been added along with the requested note. Comment "C" The arched faux window detail has been added to the facades redlined on sheets 4 & 5. Comment "D" The gooseneck light fixture has been added to the elevations redlined on sheets 4, 5, and 6. Comment "E" Additional typical heights have been added to all architectural elevations. 8. Please reduce the height of the handicap parking sign. This has been corrected. Poudre Fire Authority 1. A fire lane is required, this fire lane shall be visible by painting and signage, and maintained unobstructed. The fire lane has been labeled as an "Emergency Access Easement" and this has been shown on the enclosed Final Plat. 2. Address numerals shall be visible from the street fronting the property, and posted with a minimum of 6-inch numerals on a contrasting background. The address numerals will meet this requirement. 3. Fire hydrants are required with a maximum spacing of 600 feet along an approved roadway. Each hydrant must be capable of delivering 1500 gallons of water per minute at a residual pressure of 20 psi. Note : A letter from ELCO Water District is required to verify fire flow of hydrants. All of these documents are dated October 3, 2000. These revisions to the Final P.U.D.
