CLC Associates, Inc. and Goldberg Property Associates, Inc. have worked closely
with the City's departments and consultant on the sizing and location of the right-of-
way dedication and construction easement. Both of these dedications will be
handled under separate document.

Re: 9' public utility easements adjoining 121h Street and E. Magnolia Street.... Site
Plan does not show that sidewalks any portion of these easements. However, if
sidewalks do occupy these easements, then Utility Easement width will have to be
increased accordingly
The only portion sidewalk that lies within this Utility Easement is the "wing" of the
handicap ramp.
Community Planning and Environmental Services
The comments listed in your letter of November 7, 2000 and the Planning and Zoning
Commission's condition of December 7, 2000 have been incorporated into the On -site
Utility Plans and the Final PUD Site Plan; signed photographic mylars of the Final PUD Site
Plan will be forwarded under separate cover.

2. Will need to check the Site Plan against the Plat once an up -dated plat is provided.
An up -dated Final Plat has been prepared in conjunction with these Plans; copies
have been provided.
3. Show the new property line based on the ROW dedication for the Round -About.

Once revised the Plat needs to be submitted for review.
Refer to the attached Plat.
2. The certificate of dedication also needs to dedicate the easements as shown on this
plat to the City - please add this.
This comment has been addressed and incorporated.
3. We are asking that the additional ROW at the sw corner of the site be dedicated
with this document.
Refer to comment #1 under Technical Services.
4. Need to show all the easements that were previously dedicated on the plat. Need
to show these as existing or show that they are being vacated with this plat.

5. Need to provide boundary lines between some of the different easements.
This comment has been addressed and incorporated.
6. Some easement labels do not correspond to the labeling shown on the site plan.
These documents need to label the easements the same and show the easements
in the same locations.
ROW
An up -dated Final Plat has been prepared in conjunction with these Plans; copies
have been provided.
....request the ROW for the roundabout be shown on the plat.

In addition these revised plans we are offering written comments to the various reviewing
agencies:
Utility - Stormwater
"......To that end it is recommended that the undeveloped portion be parcelled out
in a separate lot rather than be left as part of Filing 2 Lot 2. "
Please refer to the Final Plat and find that we have heeded their advice and created
a new lot - Lot 6.
Four (4) signed and stamped copies of the Final Drainage Report have been
provided for their signature; please return at least one for our record.
Technical Services
The Round -About R/W needs to be coordinated with this plat.

The access easements are no longer being shown on the site plan. Why?
An access easement for use by the PFA, as well as, users of this shopping center,
has been shown on this version of the On -site Utility Plans .

Site Plan. The revisions to these plans are based on the written comments and
accompanying "red -lines" we received, as well as, the condition of the Planning and Zoning
