Can site be graded and constructed without obtaining an off -site grading
easement from the property to the east. If yes, call out clearly limits of
development on plan, if not an off -site grading easement may be needed.
This letter, hopefully, represents final staff comments before submittal of
mylars for recording. Please be sure and return all red -lined paper plans
with any re -submittal.

1. Please see wording changes and minor additions in the drainage
report.
2. Please change the FEMA map panel to be 080102 004C in the
drainage report and on the plans.
3. Because of the floatable material requirement, please show a drawing
or further describe how the trash bin is going to be anchored.
12-03-03
1. There are numerous items on the floodplain review checklist that have
not been included on the plans and the drainage report. See attached
review checklist for required items.
2. The grading of the driveway is not above the BFE of 4932. Therefore,
it does not meet the dryland access requirement. Please review and
revise the grading to be above the BFE.
3. The cross-section and BFE lines must be shown on the plans along
with a note stating the entire site is in the floodplain.
4. All "floatable" items - bike rack, trash bin, tables, chairs, etc. need to
be noted as being anchored.
5. Please identify the elevation of any HVAC equipment on the plans and
in the drainage report. It must be 2 ft. above the BFE.
6. A floodplain use permit and $25 permit fee are required.
7. A FEMA elevation certificate will be required after construction in
order to obtain a CO.

Photometric Plan are OK for mylars, except they must include the proposed
additional 4' x 10' building section that was reviewed by City staff in
January, at the applicant's request.
