In accordance with Table 7-3 of the Larimer County Urban Area Street Standards (LCUASS) the minimum distance between a driveway and a street is 175 feet and in accordance with drawing 707 the minimum driveway width is 24 feet for a commercial use. The variance to allow the driveway location along the frontage of this property at approximately 145 feet between the centerline of Magnolia and the centerline of the driveway is granted. The variance to reduce the driveway width to 15 feet is approved with the condition that adequate acceptable signage is provided to ensure that the driveway will function as a one-way exit only driveway. The proposed signage will be reviewed with the submittal of the project. This variance request does not set a precedence or change the application of our design standards in other situations.
