Dear Basil,
The following is the Final Drainage Report for Lot 3, Mulberry / Lemay Crossing, Filing No. I which is
situate in the Southwest 1/4 of Section 7, Township 7 North, Range 68 West of the 6th P.M., City of Fort
Collins, County of Larimer, State of Colorado. The site is in the Cache la Poudre River Basin. The area of
Lot 3 is 10,183 square feet. The lot is zoned C-Commercial . The proposed use is for a drive -up coffee
house named "Beantrees."
The site is bounded on the North by Magnolia Street, on the West by 12th Street, on the South by
Supermarket Liquors and on the East by Lot 4, Rohrbacker P.U.D.
The site slopes from North to South at an approximate slope of 0.7%. The ground cover is dry -land grass
and weeds.
The historic site is one basin. The 2-year runoff rate is 0.07 c.f.s. and the 10-year runoff rate is 0.11 c.f.s. and
the 100-year historic rate is 0.30 c.f.s.
The developed site is also one basin. The two-year runoff rate is 0.14 c.f.s. and the ten-year runoff rate is
0.23 c.f.s. The hundred -year runoff rate is 0.64 c.f.s.
A detention pond is being constructed between the coffee house and the East line of Lot 3. The required
volume is 936 cubic feet. The required water quality volume is 235 cubic feet.
The discharge from the ponds will continue South 80 feet as it has historically on the Super Market Liquor
lot and then turn Easterly into the Colorado Iron and Metal Inc. detention pond.
EROSION CONTROL:
The wind erodibility is moderate and the rainfall erodibility is high. A silt fence will be constructed along
the East property line and along the back of the East walk for 12th Street. The water quality structure and the
detention pond will be constructed at the beginning of the project. The contractor will remove mud from
12th street daily.
The stormwater runoff calculation and the erosion control calculations and the water quality calculations are
enclosed as a part of this drainage report.
This drainage report and the design of the drainage system are in compliance with the City of Fort Collins
Storm Drainage specifications and criteria.
