This includes providing a positive outfall for the site that allows drainage to flow off -site without ponding. Please revise the grading in order to provide a positive outfall. CCG response: The site is constrained by many elements and will not allow a positive outfall. A field meeting on February 14, 2017 and follow up phone conversation with Wes Lamarque determined that a Swale with an underdrain and drywell would be the best solution for this property. Platting constitutes development, so we would technically see the plot plan with this submittal based on the way the note currently reads. Please change this to say, "...at time of building permit," since it sounds like you will be submitting a more detailed site plan of the residential lot when you build a home on that lot. RMS response: Rocky Mountain Snowberry was chosen for it's smaller and more compact form. Fort Collins Nursery lists this species as native to the Rocky Mountain area as well. Sand Cherry is replaced as requested. Please evaluate shifting the planting location of this tree. RMS Response: On phone conversation 712412017 we discussed that Catalpas were selected because they are more water tolerant than other species. Due to requirements for parking lot landscaping and stormwater there is not another location that we can move the trees to. Forestry agreed that this was the best species given the constraints of the site and code requirements.
