RMS Response: Two dwelling units: a primary residence and AOU carriage house. These are both included

01/18/2017: New developments are required to meet the City's current storm
water criteria. This includes providing a positive outfall for the site that allows
drainage to flow off -site without ponding.
Please revise the grading in order to provide a positive outfall.
CCG response: The site is constrained by many elements and will not allow a positive outfall. A field
meeting on February 14, 2017 and follow up phone conversation with Wes Lamarque determined that a
Swale with an underdrain and drywell would be the best solution for this property.

01/17/2017: When designing the proposed single-family detached home, keep
in mind attached garages must be setback at least 10 feet from the rest of the
house per Land Use Code section 4.7(F)(1)(c). The home showed on the utility
plan set would not meet this code requirement and would required a
modification that staff would not support.
RMS Response: Staff has worked closely with architect on the design of the home. Throughout this process
an understanding of the site limitations and constraints have been presented. Staff is now in support and
agreement on the floorplan presented. A modification request has been submitted for this as well.

"Plot plan to be submitted at time of development". Platting constitutes
development, so we would technically see the plot plan with this submittal based
on the way the note currently reads. Please change this to say, "...at time of
building permit," since it sounds like you will be submitting a more detailed site
plan of the residential lot when you build a home on that lot.

requirements are in the Stormwater Design Criteria under the Amendments of
Volume 3 Chapter 7 Section 1.3.3. Current Erosion Control Materials
Submitted does not meet requirements. Please submit; Erosion Control Plan,
Erosion Control Report, and an Escrow / Security Calculation.(No security
estimate was provided). If you need clarification concerning this section, or if

RMS response: Rocky Mountain Snowberry was chosen for it's smaller and more compact form. Fort Collins
Nursery lists this species as native to the Rocky Mountain area as well. Sand Cherry is replaced as
requested.

It appears that the addition of utilities may impact existing trees 1 and 2 in the
NE corner of the site, and tree 13 along the west edge. Also, it appears that
future grading for the rain garden may affect tree 13. Please contact the City
Forester to evaluate the construction impact and options for protecting these
trees.

mitigation, landscape and utility plans stating that the lines will be bored 10' out from trunks and then may be
trenched.

The western -most Catalpa looks to be at the bottom of the rain garden, which
could impact its survival. Please evaluate shifting the planting location of this
tree.
RMS Response: On phone conversation 712412017 we discussed that Catalpas were selected because they
are more water tolerant than other species. Due to requirements for parking lot landscaping and stormwater
there is not another location that we can move the trees to. Forestry agreed that this was the best species
given the constraints of the site and code requirements.
