Topic: parking 5 Repeat comment: The dead end parking lot is not a good idea. Cars going into the north end of the parking lot looking for a space would have to back up if there was no space available. Topic: signage 6 Repeat comment: Signs require a separate permit and are regulated by the sign code. Prefer the signs not be shown on elevations, but if they remain, then there should be note indicating that they are for illustrative purposes and that the actual signs may vary from those shown. 7 Repeat comment: The proposed monument sign location shown on the site plan may not comply with the'sign code. Be sure and return all of your redlined plans when you re -submit. Repeat comment. 51 Erosion/Sediment Control Comments 1) There are no calculations. 2) The erosion control notes should be on the erosion control plan not on the cover sheet. 3) There must be a note on the plan indicating that all disturbed areas are to be seeded and mulched, per your report. 4) Your report refers to straw bales and sediment traps. If these are to be utilized they must be shown on the plan. 52 Please provide a PE stamp on the report for all submittals. The drainage report for this submittal should include all information and be a stand-alone report. The entire report for Mulberry and Lemay Crossing, Phase 1 is not needed. Repeat Comment. Department: Transportation Planning Issue Contact: Kathleen Reavis 46 narrow driveway entrance to 24' into site from internal drive in order to minimize ped xing distance for the north/south ped spine for the center. Have drive through entrance after a vehicle turns into the site. Department: Zoning Issue Contact: Peter Barnes Topic: building envelope 47 According to item #19 on their 10-22-01 letter, they state that "a building envelope is indicated on the site plan". NRD requests that trash enclosures be built to accommodated recycling services. Department: PFA Issue Contact: Michael Chavez 43 Address Numerals:Address numerals shall be visible from the street fronting the property, and posted with 10-inch numerals on a contrasting background. 97 UFC 901.4.4 44 Water Supply: Commercial Requirements- No commercial building can be greater then 300 feet from a fire hydrant. Fire hydrants are required with a maximum spacing of 600 feet along an approved roadway. Each hydrant must be capable of delivering 1500 gallons of water per minute at a residual pressure of 20 psi. 97 UFC 901.2.2.2 Department: Stormwater Utility Issue Contact: Wes Lamarque Topic: Floodplain 57 A floodplain use permit is required for this site. FEMA has not officially taken this site out of the 100-year floodplain. Note: If the 2nd filing improvements are not in at the time your,project goes to construction, then other details will be required at the time you resubmit plans to address phasing. 61 Various dimensioning on sheet 2, see redlines. All entrances, radii, etc, must be labeled and/or dimensioned off the centerline and/or property line. 62 Sheet 2 - If the temporary asphalt sidewalk exists at the time your project goes to construction, then it must be removed and replaced with the permanent concrete sidewalk. Add a note that ties the new concrete sidewalk into the temporary ashalt sidewalk on the lot to the south. 63 All "by others" work must be shown in a ghosted lineweight to clearly show the difference between what your project includes and what it doesn't. IF the "by others" work is not complete by the time your project goes to construction, then you will have to submit plans showing what improvements your project will complete in order for you to pull a building permit. The Development Agreement will state that KFC/Taco Bell will be responsible for all incomplete improvements necessary for your building to function prior to the issuance of the building permit. 64 Sheet 2 - Where does your project pick up the curb and gutter and where does the "by others" leave off? Some comment on lineweights applies. 65 Remove striping plan from Magnolia and Lemay Avenue, all sheets. 66 Sheet 2 - See redlines for question on lower left hand corner. Expand the legend on each sheet to include the different line weights. It is still unclear what your are constructing and what will be constructed "by others" - where does your project start and where does 2nd filing end? Repeat comment.
