Keeping to this schedule is dependent on plans being returned as per schedule with comments addressed and assuming that Staff is pulled away for a City Council priority item. Sincerely: Ted Shepard Chief Planner 6. We have no further comments on architectural sheets 3 and 4 as all of our concerns have been addressed. This concludes Staff comments. Please refer to all redlines and comments contained in this transmittal. We would like to schedule this item for public hearing providing all comments are addressed. The Planning and Zoning Board meeting for January 17, 2002 appears to be feasible based on the following schedule: A. Revised plans are received by the Planning Department no later than December 11, 2001. B. Plans are routed with a one -week deadline for Staff comments. This deadline would be December 19, 2001. C. The Planning and Zoning Board agenda for January 17, 2002 is set on December 19, 2001, provided there are no significant outstanding Staff comments. D. If cleared -for the January 17, 2002 hearing, then we need the following materials: (1.) One set of sheets 1 — 4 reduced to 81/2 x'11 (must be legible) for the P & Z packet, due no later than Wednesday, December 19, 2061. (2.) Eight sets of sheets 1 — 4 on 24 x 36, folded, due no later than Monday, December 24, 2001. (3.) Digital images of rendered landscape plan and architectural sheets 3 and 4 due no later than Tuesday, January 8, 2002. Please call ahead to discuss electronic transmittal with our tech staff. (4.) The worksession with the Board will be at noon on Friday, February 11, 2002. Please make a note to call me in the late afternoon for an update on the Board's discussion. Mr. Pridemore: Attached are comments regarding KFC/Taco Bell at Mulberry and Lemay Crossings, Filing Two. Please refer to the redline plan sheets and comments. Planning and Zoning comments are as follows: - 1 1. Enclosed please find "General Notes" which should be added to the site plan. 2. Regarding site lighting, this site needs to match the light levels of Filing Two. (Refer to enclosed sheet 11 of the Mulberrry-Lemay Crossings Filing Two P.U.D.) Please add the following note to the aforementioned General Notes: "All pole and building -mounted light fixtures shall be down directional featuring sharp cut-off luminaires. Fixture type, model and wattage shall match Mulberry- Lemay Crossings P.U.D., Filing Two." 3. Staff is concerned about commercial messages on the on -site directional signage and trash containers such as found on the store within the Rocky Mountain Village in Loveland (see attached). Such messages are not allowed. Please add the following note: "In accordance with the Sign Code, there shall be no commercial messages contained on or within on -site directional signage, trash containers, or any other appurtenant structures." 4. As we have discussed, please delete one parking space at the north end for a turn- around. 5. As we have discussed, please align the east -west sidewalk on the south side of the site with the walk serving the anchor tenants.
