The proposed projects are known as Mulberry / Lemay Crossings, Home Depot Major Amendment, File #36-961, and Mulberry / Lemay Crossings, Filing Two, Portion of Lot Six, PDP, File #36-96J. This is a request to amend a portion of the Mulberry and Lemay Crossings Filing Two, Lot Two, Final PUD. The project consists of a 121,619 square foot Home Depot retail store on 9.42 acres. The parcel is zoned C — Commercial. In addition, the request includes a Project Development Plan to construct a parking lot for Home Deport on a separate parcel. This project is the outer portion of the parking lot next to KFC/Taco Bell and is located on the southern portion of Lot Six of Mulberry and Lemay Crossings Filing Two. This parcel is 1.29 acres and zoned C, Commercial. Both projects work in conjunction for consideration of a Home Depot retail store. Both projects are located at the northeast corner of Mulberry Street and Lemay Avenue. The Major Amendment includes a Request for Modification of Section 3.5.4(C)(3)(b) which requires that no more than 50% of the parking be located between the front door and Lemay Avenue. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
