The purpose of this letter is to respond to your inquiry regarding the potential
building permit for Centennial Bank at Mulberry Lemay Crossing Shopping
Center. This project is formally known Mulberry and Lemay Crossing, Filing Two,
Centennial Bank, Major Amendment, #36-96N. The project was approved by the
City of Fort Collins Planning and Zoning Board at their regular meeting on July
21, 2005.
The Major Amendment did not include a replat of the Mulberry Lemay Crossing
Lot Two Filing Two subdivision as this lot is considered a legal platted lot and
eligible for a building permit in its present form. This lot is 11.24 acres in size.
The building permit for Centennial Bank will be reviewed by the Zoning and
Engineering Departments. These departments will consider the existing
Mulberry Lemay Crossing Lot Two Filing Two as a legal valid platted lot on which
to issue a building permit for Centennial Bank.
It is our understanding that various parties have conveyed certain parcels within
this aforementioned lot as a non -regulated land transfer. Such conveyance does
not render the approved platted lot as invalid. Please feel free to contact our
