Dear Resident:
On Wednesday, March 31, 1999 from 7:00 p.m. to approximately 9:00 p.m. at Preston Junior High School*,
4901 Corbett Drive, the City of Fort Collins Planning Department will conduct a neighborhood information
meeting to discuss a development proposal in your neighborhood.
The applicant, Writer Corp., is proposing a predominantly residential development on 107 acres. The
development would be known as Harvest Park and would be located on what is now the Ruff Property. It
would contain approximately 400 residential dwelling units (single family detached, multi -family, and
duplexes), several private neighborhood parks, and a neighborhood center consisting of a day care facility
and recreation center. The property is located on the west side of County Road 9, approximately 1/4 mile
north of County Road 36, and '/2 mile south of East Harmony Road (see attached vicinity map). It is in the
LMN - Low Density Mixed Use Neighborhood Zoning District. Any development request, when made, must
comply with the requirements and standards as set forth in the City's Land Use Code.
The purpose of this meeting on March 31 st is to give all participants the opportunity to ask questions of the
applicant and express their concerns in an informal setting. No formal development review request has
been made to the City at this time and no decisions will result from this meeting. Representatives of
various City Departments, as well as representatives for the applicant, will be present to respond to questions
about the proposed development, City policies and regulations, and to take minutes of the meeting.
The list of affected property owners for this public information meeting is derived from official records of
the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or
because of rental situations, a few affected property owners may have been missed. Please feel free to notify
your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable
to attend this meeting, written comments are welcome.
