Will there be landscape packages available for the individual
homeowners?
We are considering making landscaping part of each home
package.
Will fencing be included with the houses?
We would like to do that but, as a minimum, fences will be
controlled by the Homeowner's Association.
Corbett Drive will continue south to County Road 36.
42. Comment: There is a concern about the notification area for this meeting
being extensive enough. The notification area should be expanded
for future mailings, to (at least) include all of Timber Creek, Stetson
Creek. and Wildwood.
43. Question: Will there be improvements to County Road 9 associated with this
development?
Answer: Yes, there will be improvements in conjunction with this
development and other new development along County Road 9.
44. Question: Have you tried to acquire the 2 small out -parcels along County
Road 9?
Answer: Yes, we have tried and would still like to acquire them.
45. Comment: There needs to be better communication between the school
district and the City for facilities planning and the ability to generate
information for school districting.
46. Comment: There is a concern about the alleys and drives serving the lots
along the north and west property lines of this development and
how they will impact the properties adjacent to them.
47. Question: Can the homeowners in this development park on the streets in
front of their houses?
Answer: Yes, they will be able to park on the streets. The streets will be
dedicated to the public and will be designed, in most or all cases, to
allow for on -street parking.
30. Question: How are the traffic impact fees determined?
Answer: They are based on the trip generations for all land uses.
31. Question: What is your development timetable?
Answer: We want to submit the first project development plan to the City on
April 20, 1999. From there, we are not sure. A lot is dependent on
the City's development review process. We would like to be built
out in about 8 years.
32. Question: When will sewer be planned to be put in?
Answer: Some is being done now, some is in the design phase.
33. Comment: There is concern about how the storm drainage from this
development is going to be dealt with and what impacts it could
have on existing streams in the area.
Answer: The drainage report and plans will further address this concern as
they are finalized for submittal to the City for review.
34. Question: Have you done the study on the % of imperviousness in the
development and will there be enough storm water detention?
Answer: We are still finalizing that information for our submittal to the City.
35. Question: What is your project phasing?
Answer: We have not determined the actual phasing yet.
36. Question: Will those 2 smaller pieces of land along County Road 9 be in this
development?
Answer: We do not know yet.
37. Question: Where will construction traffic occur?
Answer: We have not yet determined the construction traffic plan.
38. Question: What is the status of this property now?
Answer: We have not yet closed on the property. That will probably occur
this coming June.
21. Question: What are you going to do to keep the alleyways from becoming
trashy?
Answer: The alleyways will be maintained by the Homeowner's Association.
Also, the design of the street and alleyway systems is critical to the
success of the project.
22. Question: What lighting solutions are you proposing for the alleyways?
Answer: We do not know the answer to that yet.
23. Question: Who much will the Homeowner's Association fees be?
Answer: We do not know the answer to that yet.
24. Question: Will the trash pickup be in the alleyways or on the streets?
Answer: That is not yet determined.
25. Question: What will building setbacks from the streets be?
Answer: They will be set back a minimum of 15' in all cases.
26. Question: What kind of lot coverage will be typical for the buildings?
Answer: Maybe about 50% to 60% building coverage.
27. Question: Will the lots size and landscaped areas be similar to those in Indian
Hills Village on East Stuart Street?
Answer: No, they would be larger in this development.
28. Question: Will the proposed parks be actual parks or will they be open space
& drainage areas?
Answer: The parks will be full-blown parks.
29. Question: I live in the Wildwood Townhomes, just to the north. You will be
putting in a road with a lot of garages just to the south of us. How
will the impacts be mitigated?
Answer: First of all, it will be a "common" driveway, not a road, and it will not
serve a large number of lots or dwelling units. Also, landscaping
and possibly fencing will provide a buffer.
12. Question: Is this neo-traditional design a product of City Plan or does Writer
Corp. want to do it?
Answer: City Plan dictates this approach but we also want to do it.
13. Question: What is your anticipated build -out of the project?
Answer: We want to build the project out in 7 to 8 years.
14. Comment: Maybe you are under the misconception that a large part of this
community, and others, agree with the "bad" City Plan.
15. Comment: There are no connector streets from the immediately surrounding
neighborhoods to the Preston Junior High and elementary schools.
There may be better options to this situation.
16. Question: If, after a couple of years, this development based on the City Plan
does not sell, what is Plan B?
Answer: We intend to move through and complete this project in its entirety.
17. Question: Would you choose this density if it were not for the City Plan?
Answer: We are very comfortable and feel good about the product we want
to provide here.
18. Question: Do you think postage stamp size lots are appropriate here? This is
Northern Colorado.
Answer: We can create a very nice character of streetscape with a variety of
lot widths and sizes.
19. Question: How does this development compare with Rigden Farm?
Answer: We are not that familiar with that plan but we feel that we will be
doing a better, more desirable development.
20. Question: How does bussing to non -neighboring schools affect this plan?
Answer: We will have a dialogue with the school district because it will affect
our plan.

Question: Is anybody going to talk about traffic tonight?
Answer: Traffic will be discussed on a cursory level only tonight. There are
no traffic engineers present at this meeting, for either the applicant
or the City.
Question: Will there be off -site street improvements associated with this
project?
Answer: The need for any off -site street improvements will be determined by
the Traffic Impact Study to be submitted with the applicant's project
development plan.
Question: Who is the developer's traffic engineer?
Answer: Matt Delich of Loveland, Colorado.
Question: What incentives will there be to deter traffic from this development
going to the west through Timber Creek and Stetson Creek?
Answer: None. Timber Creek Drive and Stetson Creek Drive in those
developments were designed and built as collector streets to
ultimately carry traffic from Timberline Road to County Road 9.
Question: Will there be any subsidized housing in this development?
Answer: No, there will not be subsidized housing.
Question: What will be the price range of the homes in this development?
Answer: The homes will range from $130,000 to $225,000.
Question: How big will the homes be on Lots 60 through ..... ?
Answer: Those are planned to be the largest lots and probably some of the
larger homes.
11. Question: What is the best example of this type of development elsewhere?
Answer: Examples of this type of development are in Calgary, Canada,
Newport Beach, California, and the Celebration Community in
Orlando, Florida.

The potential developer is proposing a predominantly residential development located
on the west side of County Road 9, south of East Harmony Road, east of Timberline
Road, and north of County Road 36. The proposal is for approximately 480 dwelling
units (single family, duplexes, and multi -family) on about 107 acres, for a gross
residential density of about 4.5 dwelling units per acre. The existing Timber Creek and
Stetson Creek neighborhoods are to the west and the existing Wildwood neighborhood
and Preston Junior High School are to the north. There is vacant land to the south and
east.
QUESTIONS, CONCERNS, COMMENTS
1. Question: Will this be a covenanted community?
Answer: Yes, there will be one Homeowner's Association for the entire
project.
2. Question: Is the project in Windsor that is underway similar to this proposed
project?
Answer: No, it is not.
3. Question: What is the closest Writer Corp. project to this area?
Answer: The North Park project at 104" Street and Federal Boulevard in
Denver. It is not a "neo-traditional" project.
