(970)221-Ou45 jUN 0 9 REC'D We have great concerns over growth and development in northeast Fort Collins: Living here close to 30 years, employing numerous people here, and raising a family here shows I have a big investment in Fort Collins. Through these years, T also know many people in _:. town, and.we often speak. about these problems and concerns. Please seriously cxrmider these thoughts, not just as mine, but as the. voice of many. T)evelopment and growth is natural. I)e[eriora(ion gl'qualily of life need not follow growth, but I see no evidence to the opposite. My main concern today is the number and side of new developments in northeast Fart Collins. This includes the huge - _ Mulberry/Lemay Crossing Project (Super Walmrrt) this is a good site for a neighborhood development, but not a regional draw on the scale proposed. Off site impacts are going to be immense, you cannot just widen the front street and call it good! North Lemay, Lincoln and Vine Streets are rural type roads not designed for the current use, much less the proposed and already approved uses. The other developments in this area only add to the problems. The clustering of low income housing and mobile home parks is creating a ghetto that will haunt the City for decades to come. The train crossing at Lemay and Vine is a disaster. The long promised Bypass of Lcmay around Anderumvlle and Alta Vista apparently was just lip service. And the money spent on studies about the NE Truck Bypass could have built this decades ago where it belongs, to the north as a Into bypass. J Please consider building the city infrastructure before the development, isn't that what planning is for? We invite you to drive the roads in this development area, visit 'the forgotten neighborhoods, and remember, leave extra time to wait in traffic on North Lernayl
