(BUFFALO RUN) - FINAL PUD - 36-96C - CORRESPONDENCE -a formal edge and protect the sidewalk, the four three-story buildings create an impact that needs mitigation. Foundation shrubs are needed on the north side of these four buildings in addition to the shrub beds provided at the entries. Additional foundation shrubs are needed to ease the transition from building to ground plane. These shrubs should be a combination of evergreen and deciduous plant material to create visual interest and year-round screening. 6 The same need for additional shrub beds applies to Building 1 along Lemay Avenue. For the west elevation, please provide additional shrubs to complement the entry. 7. On the architectural sheet, please further describe the roof shingle.to be "high -profile, heavy dimensional" in addition to 350lbs./sq. 8. The architectural sheet refers to an eight inch wide cement fiber siding with decorative band. I am not familiar with this product. Could you refer me to a building that features this siding or send photographs of an application? Or, could you send a manufacturer's specification sheet that describes this product? 9. Please indicate the colors of the materials listed on the architectural sheet. 10 With the one architectural sheet for the apartment buildings andone sheet for the clubhouse, there will be a new total of five sheets. Please re -label the sheets accordingly. 11 It would. be helpful to indicate, in smaller print, the "type" of.building indicated by the envelope. Otherwise, one must refer to sheet two and keep flipping back and forth. 12. On sheet one, please be sure to add a revision date for the next round. This concludes Staff comments. Please note that on Tuesday, September 16, 1997, we will need 8 plan sets, folded, one set of P.M.T.'s (reductions) and one colored landscape plan. The colored elevations used for Preliminary P.U.D. will suffice for the Final. As always, please call if there are any questions ro concerns regarding these comments. DHM Design 1390 Lawrence Street Suite 100 Denver, CO 80204 Dear Dean: September 10, 1997 The Planning Staff has reviewed the request for Buffalo Run Apartments Final P.U.D. and offers the following comments on the Site Plan, Landscape Plan, and Architectural Elevations. Comments on the Utility Plans, including the Drainage Report, Grading and Drainage Plan, and Erosion Control Plan will be forwarded to Sear -Brown Group under separate cover. Also, comments regarding the street design for Lincoln Avenue are not included. 1. The 60 foot Overhead Electric Line Easement shown on sheet one should be labeled as an existing Platte River Power Authority easement. Please be aware that all terms and conditions of this easement are still valid. 2. There are "General' notes that need to be included in the plan set. These notes are attached and should be included with notes 12 - 14 which are not really landscape notes and should be separated out. It appears that sheet two would be the logical place for these notes. If this is the case, please provide a note on sheet one that states that general notes are on sheet two. Please delete the word "General' when describing "Landscape" notes. 3. Because Light and Power has not yet designed the electrical distribution system, a general note has been provided regarding the screening of electrical meters. Staff advises the developer and landscape architect to carefully negotiate the transformer locations for minimum impact on the visual character of the two streetscapes. If these locations become known before final mylars are recorded, it is recommended that the landscape plan be modified accordingly to ensure that adequate screening is provided. 4. It is recommended that each building "footprint" be surrounded by a dashed line that we refer to as the building "envelope." The building envelope is more liberal than the footprint and allows the Zoning Department greater latitude when reviewing porches, overhangs, cantilevers, utility meters, etc. The dimensions indicated in the upper right corner should be indicated on the site plan. 5.
