plat should reflect City ownership on the north boundary, at the northwest
corner of this property. The annexation plat presently indicates the adjacent
property to be under Poudre R-1 School District ownership.
5. The Mapping/Drafting Department stated that the annexation plat and
legal description do close.
This completes staff comments at this time. Any revisions to the annexation plat,
made necessary by these comments, should be resubmitted to the City for review.
Five copies of the revised plat should be sufficient at that time. The schedule for the
public hearings for this annexation and zoning request is as follows:

Dear Eldon,
Staff has reviewed the Ruff Annexation and Zoning documentation (including
the plat and petition) that was submitted to the City -on April 28, 1998, and would
like to offer the following comments:
1. Terry Farrill of the Fort Collins -Loveland Water District and the South
Fort Collins Sanitation District offered the following comments:
a. The Districts have reviewed the Ruff Annexation and Zoning
documentation and have no objections provided all District
requirements are satisfied.
b. The District will require easements and property dedication for the
District's metering vault located near the northeast corner of the
property.
C. Service to the property will be contingent upon the developer
relocating the metering vault out of the right-of-way and traffic areas.

these comments.
2. Jenny Nuckols of the Zoning Department asked if this area of land is
vacant. If not, and there is any signage on the property, -then it will need to
be brought into compliance with the current Sign Code within 5 years after
the effective date of the annexation.
3. Ellen Alward of the Light & Power Department stated that this area is
within Public Service Company's electric service territory. No service rights
will apply after annexation.
