Please provide a cross section on the plans for the side lot swales that will be carrying flows
from the rear yards and tracts along CR 11 to Marshfield Lane. According to the
calculations submitted this swale should have a top width of approximately 5 feet, and 4:1
side slopes.
It looks like ST4E is too small as the 100 year HGL is almost out into the.street. Please
consider using a 42" pipe instead to lower the 100-year HGL.
Please incorporate all the submitted calculations and letters into the drainage report
addendum.
The Baker lateral connecton to the storm line will need to be also approved by the Baker.
lateral irrigation company and Craig Foreman from Parks.
Please specify who will operate the gate opening and shutting. Please provide a public
access easement to City staff from a public street to the location of the gate valve manhole.
Please provide a note on the plans and a detail for the bolt down ring and cover on Manhole
4A-1.

Need to provide a complete set of plans to be revised as other sheets that are affected by
this replat are not shown. Or maybe add streets tot he existing set that supercede the
revised sheets.
Please call out street name on utility plans (Sunbury Ln)
Plat - please make sure that the side lot drainage easemetns called for on some of the lots
will not interfere with the future location of windows wells for houses set on these lots.
Why not provide side lot drainage easements on all lots?
Please call out clearance between proposed storm line and water line crossing in Sunbury
Lane. 18" of clearance is recommended. Will need to provide encasement at the crossing
10 feet on either side of the storm line.

Revision sheet numbers should relate back to original sheet numbering sequence.
Please attach all revised sheets into one set as submittal is now very disjointed.
Due to new phasing, a revised development agreement is needed reflecting the new phase
lines.

Staff has reviewed your submittal for MAPLE HILL AMENDED FIRST REPLAT - TYPE I
(LUC), and we offer the following comments:

Department: Engineering Issue Contact: Katie Moore
Topic: General
Number: 16 Created: 7/21 /2004
[7/21/04] 1 received one legal description for a temporary turnaround easement. Please
provide legals for both.
Easements are only needed where the ROW is insufficient in width - the easement should
not overlap the ROW.
Number: 17 Created: 7/21/2004
[7/21/04] Minor amendment comments, FYI:
-Show temporary turnarounds for phase one and two.
-1 can't get the numbers to work for the changes in single-family and duplex lots. Please
clarify.
-Will block 23, the west half, be duplexes or single family?
-Larger fonts are needed for the lot labels = the existing font is too small.

[7/28/04] Please see redlines for any additional comments.

[7/21/041 32A and B - the sheet numbers need to reflect one of the original sheets being
revised, and 32 is not being revised. Please pick from the several sheet numbers which are
applicable.
Number: 4 Created: 7/21 /2004
(7/21/04] sheet 32A and B - the new utility layout example has the driveway edges very
close together. The minimum separation of driveways on residential local streets is 12 feet.
Another option would be to use shared driveways and dedicate easements for them. Please
provide a dimension for the minimum distance from trees to services.
