Due to new phasing, a revised development agreement is needed reflecting the new phase
lines.
Please provide a cross section on the plans for the side lot swales that will be carrying flows
from the rear yards and tracts along CR 11 to Marshfield Lane. According to the
calculations submitted this swale should have a top width of approximately 5 feet, and 4:1
side slopes.
A cross section has been included on the plans for the side lot swales.
It looks like ST4E is too small as the 100 year HGL is almost out into the street. Please
consider using a 42" pipe instead to lower the 100-year HGL.
ST4E has been revised to a 42" pipe.
Please incorporate all the submitted calculations and letters into the drainage report
addendum.

The Baker lateral connecton to the storm line will need to be also approved by the Baker
lateral irrigation company and Craig Foreman from Parks.
The baker lateral connection will be addressed in another submittal.
Please specify who will operate the gate opening and shutting. Please provide a public
access easement to City staff from a public street to the location of the gate valve manhole.

Plat - please make sure that the side lot drainage easemetns called for on some of the lots
will not interfere with the future location of windows wells for houses set on these lots.
Why not provide side lot drainage easements on all lots?
It has been verified that the side lot drainage easements will not interfere with the
future locations of window wells. Side lot drainage easements will not be included on all
lots because they are duplexes.
Please call out clearance between proposed storm line and water line crossing in Sunbury
Lane. 18" of clearance is recommended. Will need to provide encasement at the crossing
10 feet on either side of the storm line.
There are 18" of clearance between the proposed storm line and the waterline. 10' of
encasement will also be included on both sides of the storm line

No residential building can be greater then 400 feet from a fire hydrant.
Fire hydrants are required with a maximum spacing of 800 feet along an approved roadway.
Each hydrant must be capable of delivering 1000 gallons of water per minute at a residual
pressure of 20 psi. UFC 901.2.2.2
All fire hydrants are a maximum of 800 feet apart and no residential building is greater
than 400 feet from the fire hydrant.

revised, and 32 is not being revised. Please pick from the several sheet numbers which are
applicable.
The sheet numbering of 32A and B has been changed to 28A and 29A.

[7/21/04] sheet 32A and B - the new utility layout example has the driveway edges very
close together. The minimum separation of driveways on residential local streets is 12 feet.
Another option would be to use shared driveways and dedicate easements for them. Please
provide a dimension for the minimum distance from trees to services.

trees has been shown as well.

Please provide an easement for this lateral; it should be an access, maintenance and
irrigation easement. We'll need to include language in the amended DA regarding the
operation and maintenance of the gate/lateral.
The Baker lateral is being submitted as part of this set. Sorry for the confusion.
