The Landscape plan needs to show all the actual street tree locations along all of the streets. Currently to plan does not show this. All trees need to be labeled as to type. Plant note # 9 should be changed " The developer shall provide a minimum of one street tree per lot ( provide street trees as shown on the landscape plan).. The tree shall be in place or the home owner must hold a certificate good for the installation of one street tree before a Certificate of Occupancy can be issued. 2. Add this Landscape Note. It is the responsibility of the developer and contractor to build the project according to approved plans and details, and in accordance with current city design standards and construction specifications. It shall be the contractor's responsibility to schedule a pre -construction meeting with the applicable city departments prior to any work commencement. Failure to schedule this meeting or perform necessary field inspections during the course of construction shall in no way relieve the contractor of any obligations, performance standards or construction specifications. Any work that proceeds without the approved inspection shall be corrected at no cost to the city. It shall be the contractor's responsibility to build the project in a time frame necessary to obtain construction acceptance and final acceptance during the growing season. 3. Landscape note number 6 should have this additional sentence. A free permit must be obtained from the City Forester before any trees or shrubs as noted on this plan are planted pruned, or removed in the public right-of-way. This includes all areas between the sidewalk and curb and street medians. This permit shall approve the location and species to be planted. Failure to obtain this permit may result in replacing or relocating trees and a hold on certificate of occupancy. 4. Add this landscape note. The developer shall contact the City Forester to inspect vtat'zff 14. all street tree plantings at the completion of each phase of the development. All trees need to have been installed as shown on the landscape plan. Approval of street tree planting is required before final approval of each phase. Failure to obtain approval by the city forester for street trees in a phase shall result in a hold on certificate of occupancy for future phases of the development. 5. Street trees species should follow the current City of Fort Collins Street Tree list (August 2002) The list is attached. Norway Maple and Macana Ash are no longer on the city street tree list. Since Norway Maple and Mancana Ash are used on the Maple Hill landscape plan these species need to be changed to Bur Oak, Catalpa or another approved species. Lindens are allowed but are not rated as drought tolerant and should only be used if adequate irrigation can be provided. Under the current drought conditions that is not the case.
