As we had discussed, I agree that the Redwood Housing (Dry Creek
Apartments) site is a rather awkward shape, and presents quite a challenge
in site planning to fit the program around all of the Land Use Code
requirements. It seems to me, however, that a creative solution could most
likely be achieved without needing to request a modification. I worked out a
schematic concept that you might consider to make it all work. If you
provide two street crossings of the ditch, it seems that the requirement of
having the primary entrances no further than 200 feet from a street
sidewalk can easily be achieved. Please see the attached diagram. Note that
buildings 1 through 6 in this scenario would have garage access in the front
facing a public street. Garages can face the street as long the front fagode
of the living space, or a front porch at least 6'x8' in plan is provided at least
4 feet closer to the street than the garage door. Note that buildings 7
through 25 would have garages at the rear of the building with the front
doors facing either a public street or the pedestrian spine.
Keep in mind that this was just a quick sketch, so it may or may not actually
work if you decide to draw it out to scale, but I thought it might be helpful.
