This is an Alternative Compliance request to Section 3.2.1 (D) (2) of the City's Land Use
Code which requires that whenever a sidewalk is separated from the street by a parkway,
the canopy street trees shall be planted at thirty-foot to forty -foot spacing (intervals) in
the center of all such parkway areas.
This Alternative Compliance request is a result of conflicting utilities and streetlights
within the parkway area. In coordinating utilities and lighting plans, we have found that it
is not possible to plant street trees at 40' or less because space constraints.
Redwood Apartments proposes to plant street trees where ever possible. In addition, the
site has many open areas that will be planted with overstory, evergreen and ornamental
trees. The resulting quantity of trees throughout the site exceeds the number that would
be planted at forty -foot spacing along the street.
This alternative plan is better than or equal to a plan that would comply with the
standards of this section. By creating an overall park like development, we feel that we
have demonstrated quality use of plant materials. Each building will have foundation
plantings for screening with views extending into landscaped open areas.
