Subject: Priority Processing and Waiver of Development Fees for Concorde
Capital - Redwood Apartment Project
Date: September 5, 2000
Concorde Capital is proposing to build a 150-unit affordable and market rate
development located at the comer of Conifer and Redwood Street in Fort Collins. The
project will have 70% of the units affordable to households at 50% to 60% of the Area
Median Income (AMI). The breakdown is as follows:
1. 25 Two -bedroom units at 50% of AMI
2. 35 Three -bedroom units at 50% of AMI
3. 5 Two -bedroom units at 60% of AMI
4. 40 Three -bedroom units at 60% of AMI
Therefore, it qualifies for Priority Processing and a 70% waiver of its Development
Review Fees as an affordable housing project. The waiver only applies to fees charged by
the Current Planning Department.
Please implement Priority Processing procedures for this project's development review
process. The developer will be submitting an application for review to the Current
Planning Department in the next week.
