On Monday October 25, 1999 from 7:00 to 9:00 p.m. at Tavelli Elementary School, 1118
Miramont Drive*, the City of Fort Collins Current Planning Department will conduct a
neighborhood information meeting to discuss a development proposal in your neighborhood.
The applicant, Concorde Capitol Corporation, is proposing to develop a 150 unit "affordable
housing" apartment complex on 16.11 acres near the southeast corner of Connifer Street and
Redwood Street. The project qualifies for "affordable housing" status because all 150 units are
designated for families with incomes at or below 50% and 60% of the Area Median Income.
Currently the Area Median Income for Fort Collins is $53,300/year. The Planning and Zoning
Board granted the applicant (on August 19, 1999) a modification to the density requirements
in the Land Use Code to allow 9.3 dwelling units per acre on this site, under the condition that
there will be no more than 150 units included in the project, and that there will be a
neighborhood meeting will be conducted.
What can you expect from attending the neighborhood meeting? The purpose of a
neighborhood meeting is to open a line of communication between the developer and the
neighbors. This is the forum through which the neighbors can express their concerns, city staff can
explain the development review process, and the developer can explain to the neighbors what
he/she is intending to do with the project and answer questions from the neighbors. Meeting
minutes are taken by city staff, and become part of the project file. Neighborhood meetings are
typically scheduled early in the project, before any design decisions have been finalized so the
flexibility still exists for the input of neighbors to perhaps be integrated into the design.
The list of affected property owners for this neighborhood information meeting is derived from
official records of the Larimer County Assessor. Because of the lag time between home occupancy
and record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have
the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
